Job Description

The Inspections Manager is responsible for carrying out regular inspections of HMO and residential properties, ensuring that all homes are maintained to a high standard, compliant with relevant legislation, and conducive to tenant satisfaction and retention. The role involves preparing detailed condition and inventory reports, identifying maintenance needs, and highlighting both urgent and proactive works to maximise landlord value and enhance tenant experience.

Key Responsibilities:



Conduct scheduled property inspections across the HMO portfolio, including pre-tenancy, mid-tenancy, and end-of-tenancy visits. Prepare comprehensive written reports detailing the condition of properties, fixtures, fittings, and furnishings. Identify and flag any urgent repairs, health and safety issues, or instances of non-compliance. Recommend proactive maintenance and improvement opportunities to enhance tenant satisfaction and reduce future costs. Maintain accurate photographic and written records for all inspections and inventories. Engage professionally with tenants during visits, observing and reporting on occupancy status, property care, and tenant concerns. Liaise with the maintenance and property management teams to ensure timely resolution of identified issues. Ensure compliance with relevant housing, safety, and maintenance standards, particularly HMO regulations. Track and report on recurring property issues or trends to support long-term asset planning. Support move-in and move-out processes with accurate inventory checks and documentation. Uphold the company's commitment to high-quality, well-maintained homes and positive tenant relationships.
Assisting portfolio managers with visits to properties to check and sign off on completed refurbs and completed maintenance jobs

To assist with council inspections in HMOs by meeting council officers at the properties when they carry out annual inspections

Skills and Experience Required:



Proven experience in property inspection, inventory management, or a similar role within residential or HMO property management. Strong knowledge of housing standards, HMO compliance regulations, and property maintenance. Excellent written and verbal communication skills, with the ability to produce clear, detailed reports. High attention to detail and accuracy in record-keeping. Strong interpersonal skills and professional conduct when engaging with tenants and colleagues. Ability to work independently and manage a field-based schedule efficiently. Competent with inspection and reporting software, Microsoft Office, and digital photography tools. Full UK driving licence and access to a reliable vehicle.

Pay: 24,500.00-26,000.00 per year
