Scope

Knight Frank Investment Management (KFIM) is a specialist real estate investment manager operating primarily in the UK and Continental European markets. We aim to provide a one stop investment solution directed at two different types of investors; those that do not have the experience or local infrastructure to identify and manage their own real estate investments, and those that are looking to create a risk adjusted strategically balanced portfolio. KFIM operates independently from Knight Frank and has been successful in growing assets under management from \xc2\xa30.75bn to approximately \xc2\xa33.8bn over the past c.7 years.

KFIM\'s business comprises three principle areas:

  • The UK Separate Accounts team provides investment management services to the LPPI Real Estate Fund, Lancashire County Pension Fund, Royal County of Berkshire Pension Fund, Ecclesiastical Insurance Group and a Middle Eastern Private Family Office. These mandates range in size from approximately \xc2\xa370m to \xc2\xa3930m and comprise a total of \xc2\xa31.35bn. They are managed to core+ investment strategies with the majority of return accounted for by income. The portfolios are measured against absolute return or market benchmarks over the long term and most are moving to benchmarking against ESG targets.
  • The KFIM Long Income Property Unit Trust (\xe2\x80\x9cLIPUT\xe2\x80\x9d) was launched in 2016 to provide access to long term secure inflation linked income for UK corporate pension fund investors. The Fund has grown to c.\xc2\xa3860m of assets. The investors in this fund are seeking an income return over the long term (15 years +) to represent an attractive (minimum 250bps+) premium over inflation linked gilts. The Fund targets properties let to financially strong tenants on leases with in excess of 15 years duration and inflation-linked rents.
  • KFIM holds mandates from a number of overseas investors in respect of \xc2\xa31.5bn of assets across the UK and continental Europe. These investors generally targeting a stable \xe2\x80\x9ccash on cash\xe2\x80\x9d return on equity.
The business has plans to grow substantially over the coming years prioritising the creation of new investment funds in the UK and Europe and continuing our track record of providing better returns than our peer groups in these markets.

We are seeking a dynamic and hard working individual to assist our Senior Investment Managers working on substantial commercial property assets held by our separate account clients.

Responsibilities
  • Strategic asset management with the objective of enhancing income, value and the ESG characteristics of properties under management. The assets will be across various sectors and within the UK.
  • Create annual asset plans to ensure individual properties perform in line with required returns.
  • Working with the Funds\' lawyers and KFIM\'s service providers to execute asset plans, including but not limited to new lettings, lease advisory transaction, capital expenditure projects.
  • Appoint service providers at market competitive fee rates and terms as required under KFIM\'s Governance process.
  • On an on-going basis, sign off asset management transactions under KFIM\'s governance structure.
  • Report at client meetings and Investment Committee as required.
  • Contribute to quarterly client reports.
  • Opportunity to work on new acquisitions and disposals.
Team
  • Be an active member of the wider KFIM business, contributing to professional, charity and social activities.
Systems & IT competence
  • Excel (advanced preferable)
  • Argus ValCap and Argus Enterprise (desirable)
Professional Experience and Personal Skills Profile

Qualifications/Education/Skill Required
  • Degree in relevant property discipline
  • MRICS
  • Prior experience in commercial property asset management, valuation or leasing.
  • Proficiency in commercial property valuation and discounted cash flow appraisal.
  • A pro-active approach combined with the capacity for accuracy, attention to detail, an orderly approach to work and numeracy.
  • Good commercial awareness and an interest in investment management.
