Job Summary
K&G Yorkshire Ltd is a specialist contractor experiencing significant growth in the new build
housing sector. We are seeking a commercially astute and motivated Junior Commercial
Manager to join our team. This role will focus on securing and managing our core work
packages: Internal/Traditional Joinery and Timber Frame Erection.
Working directly with the Commercial Manager, you will be deeply involved in the entire
commercial lifecycle, from tender submission to final account agreement. This is a hands-on
role with a clear development path for an individual looking to build a career in construction
commercial management. Your contribution will be vital in winning profitable work and
ensuring projects are delivered on budget, directly impacting our continued success and
growth.
Key Responsibilities
? Tendering & Estimating:
? Assist in the preparation and submission of tenders, bids, and pre-
qualification questionnaires (PQQs) for joinery and timber frame packages.
? Review tender documents, drawings, and specifications to identify project
requirements and risks.
? Perform take-offs and build-up cost estimates for materials, labour, and plant.
? Liaise with suppliers and subcontractors to obtain competitive and compliant
quotations.
? Commercial Management (Live Projects):
? Take full ownership of preparing and submitting all applications for payment
(weekly, bi-monthly, and monthly) to ensure positive cash flow.
? Manage all quality assurance and sign-off documentation for the timber frame
erection packages, ensuring compliance and timely project handover.
? Identify, price, and agree on variations with the client's commercial team.
? Maintain accurate project records and cost control documentation.
? Assist in the preparation of final accounts.
? Client & Supplier Relations:
? Build and maintain strong professional relationships with the commercial and
site teams of our clients (major housebuilders).
? Act as a point of contact for commercial queries from clients and suppliers.
Qualifications & Skills
? Essential:
? Proven experience in a commercial role within the UK construction industry
(e.g., Assistant Quantity Surveyor, Estimator, Commercial Assistant).
? An understanding of the tendering process and the commercial management
of construction projects.
? Ability to read and interpret construction drawings and specifications.
? Strong numerical and analytical skills with high attention to detail.
? Excellent communication and negotiation skills.
? Proficient in MS Office, particularly Excel.
? A proactive, results-driven attitude and a desire to progress in a commercial
career.
? Desirable:
? A degree or HNC/HND in Quantity Surveying, Construction Management, or a
related discipline.
? Specific experience with joinery, timber frame, or working on new build
housing sites.
? Familiarity with standard forms of construction contracts (e.g., JCT).
Job Types: Full-time, Permanent
Pay: 26,000.00-30,000.00 per year
