Modus Rail is a leading structural examination and infrastructure services company operating across the UK rail network. We are a medium-sized, high-growth organisation delivering essential inspection and enabling works for clients including Network Rail. Our business is built on safety, integrity, and precision -- and we expect the same from our people.
As we grow, we're looking to bring in a
Junior Commercial Manager
to support our commercial operations. This is an ideal opportunity for someone early in their commercial career who's eager to get stuck in, grow with the business, and help drive value across major national projects.
The Role
You'll work closely with our Senior Commercial Manager and Operations teams to support project-level commercial processes -- from cost tracking to reporting, and from subcontractor onboarding to supporting claims and variations. You'll be given early responsibility and be exposed to a wide range of commercial activities within a fast-paced rail environment.
This is a hands-on commercial role -- ideal for someone with early experience in rail, infrastructure or utilities -- or someone with strong transferable skills (e.g. finance, QS, project support) who is ready to step up.
Key Responsibilities
Assist in the commercial management of contracts and frameworks, including cost control, tracking, and reporting.
Support preparation of applications for payment, monthly CVRs (Cost Value Reconciliations), and supporting documentation for invoicing.
Help prepare subcontractor orders, manage commercial onboarding processes, and monitor subcontractor costs against agreed terms.
Maintain accurate financial records using internal systems and spreadsheets (Xero, Excel, Power BI).
Track project performance metrics against budgets and provide early warnings to the Senior Commercial Manager.
Assist in pricing variations and managing change control under NEC contracts.
Attend internal project meetings and assist with commercial reporting to the senior leadership team.
Undertake market rate research and cost benchmarking to support pricing models and bids.
What We're Looking For
1-2 years' experience in a commercial, quantity surveying, finance, or project support role (ideally in rail, civils, or infrastructure, but other technical industries considered).
Solid numerical and analytical skills, with strong attention to detail.
Comfortable working with Excel (pivot tables, formulas) and financial reporting tools.
Basic understanding of contracts (NEC3/4 ideal but not essential).
Strong communication skills -- confident speaking to suppliers, clients, and internal teams.
Willingness to learn fast, take responsibility, and grow into a more senior commercial role.
Degree or vocational qualification in Quantity Surveying, Commercial Management, Business, Finance, or similar (or equivalent experience).
What You'll Get in Return
Salary: 30,000-40,000 depending on experience
20 days' holiday plus bank holidays
Support to progress toward MRICS or commercial qualifications
Real opportunity to develop into a Commercial Manager role within 12-24 months
A supportive and fast-paced environment where your input really counts
