Part-Time Performance Marketer / Lead Generation Manager (UK-Based Only - Remote / Hybrid)

Location: UK (Remote / Hybrid - strong preference for Oxford, Coventry, Birmingham, or London)

Pay: 2,500-3,000/month (depending on experience & results)
Type: Part-Time, Permanent (3-4 days/week and 20-25 hours per week)
Start: ASAP - we are entering peak letting season

What We Actually Need


We are hiring a lead generator who knows the UK rental market (student or professional), can rebuild our performance engine, and drive tenant leads immediately.

We are a fast-scaling co-living and student housing company operating across Oxford, Coventry, and expanding. We've built a working product, solid sales function, and 100+ units. Now, we need the right marketer to help us generate consistent, scalable inbound demand.

Who You Are



You've already built and run paid campaigns in UK real estate, lettings, PBSA, or high-urgency B2C verticals and you can give immediate results You can rebuild ad funnels (Meta, Google, listing platforms, etc.) from zero. You know how to talk CPL, ROI, dashboards, and split tests and make decisions from it. You want ownership, not layers of sign-off. You are fine working 3 to 4 days/week, as long as results are sharp. You understand what urgency means in letting season days matter, not months.

Your Responsibilities



Build and run Meta, Google Ads, marketplace ads for multiple cities (Oxford, Coventry, Birmingham). Manage and audit our portfolio inventory and refresh daily listings across marketplaces (SpareRoom, OpenRent, Facebook groups). Look after in-house inventory, know what must be sold, when and with what offers Launch test campaigns in YouTube Shorts, WhatsApp, TikTok, and other direct lead-gen channels. Direct SEO improvements, landing page experiments, and email workflows. Set up lead tracking dashboards, define attribution rules, and report weekly. Work closely with sales closer to track conversion, not vanity metrics. Provide a performance report every Friday what's working, what's not, and next steps.

What You're Taking Over



No working ad accounts. You'll rebuild it No active SEO or content plan. It's yours to own. No support staff. Sales team is working but lead flow is reactive and platform-dependent.
