Job Description

We are seeking a highly motivated and experienced Lettings Manager to join our dynamic team and play a key role in expanding and managing our property portfolio.

Key Responsibilities:

1.

Property Management & Lettings:



Oversee the end-to-end letting process, from marketing properties and conducting viewings to negotiating and finalizing contracts with the help of our admin team and property managers. Manage and maintain a portfolio of properties, ensuring they are fully let and in compliance with all regulations and standards. Conduct regular property inspections and ensure tenants maintain the condition of the properties. Deal with tenant queries, maintenance issues, and renewals, acting as the main point of contact for both landlords and tenants. Prepare detailed property reports, rental income statements, and other required documentation for landlords.

Team Management & Development:



Lead and motivate the lettings team, providing guidance and support to achieve targets and performance goals. Ensure that team members provide exceptional customer service, handling inquiries and complaints professionally and effectively. Develop training plans and facilitate continuous development for the lettings team to ensure they remain updated on industry best practices and compliance regulations.
3.

Business Development & Expansion:



Develop and implement strategies to attract new landlords, expand the property portfolio, and increase revenue. Build and maintain strong relationships with new and existing clients, ensuring a high level of satisfaction. Stay informed on market trends, competitor activities, and regulatory changes to identify opportunities for growth and expansion. Represent the company at industry events, networking functions, and property-related activities to build brand presence and attract new business.

Marketing & Advertising:



Oversee the marketing and advertising of available properties on various platforms, including online listings, social media, and local networks. Work with the marketing team to create compelling property listings, photography, and promotional content to attract potential tenants. Regularly evaluate the effectiveness of advertising campaigns and adjust strategies as needed to maximize property exposure.

Compliance & Legal Responsibilities:



Ensure all lettings processes comply with relevant legislation and industry standards, including health and safety regulations, tenant deposits, and eviction procedures. Keep up-to-date with changes in property law and tenancy regulations, ensuring the company is always in compliance. Prepare and manage tenancy agreements, inventories, and other necessary legal documentation.

Key Requirements:



Experience:

Proven experience as a Lettings Manager or in a similar property management role with a track record of successful property lettings and portfolio management. Experience managing and motivating a team of property professionals.

Knowledge:

Strong understanding of the property lettings market, tenancy laws, and regulations. Knowledge of property management software and CRM systems (e.g., Prop Data, CFP WinMan, etc.). Excellent understanding of marketing strategies for property promotion and tenant acquisition.

Skills:

Strong leadership and team management skills. Exceptional negotiation and communication skills, both written and verbal. Excellent customer service orientation and problem-solving abilities. Strong organizational and time-management skills with the ability to manage multiple tasks simultaneously.

Qualifications:

ARLA (Association of Residential Letting Agents) certification or equivalent qualification is desirable but not essential. A valid UK driving license is preferred, as travel to properties may be required.
