Letting Manager
Salary: 30,000 - 35,000 per annum (depending on experience)

About the Role:
We are seeking a proactive and experienced Lettings Manager to oversee a diverse residential property portfolio in Manchester, including both single-lets and HMOs. The successful candidate will have excellent working knowledge of current legislation, including tenancy law, notices, and compliance obligations. This is a fantastic opportunity for a self-motivated individual who can take ownership of their workload and deliver high-quality service to landlords and tenants.
Working Hours:
Monday to Friday: 9:00 AM - 5:30 PM
Occasional evening enquiries may require a response outside of core hours.
Weekend work may be necessary on occasion (e.g., viewings or urgent matters), but is not routinely expected.

Standard statutory holiday entitlement applies (28 days including bank holidays).

Key Responsibilities:
End-to-end management of lettings: marketing, viewings, referencing, move-ins, renewals, and check-outs.
Draft and issue legally compliant tenancy agreements and documentation.
Ensure all properties are fully compliant with current housing regulations (EPC, gas safety, EICR, HMO licensing, fire safety).
Stay up-to-date on current and upcoming legislation, including the Renters Reform Bill and related reforms.
Confidently issue legal notices (Section 21, Section 8, Section 13), and handle initial steps of eviction processes.
Attend court hearings or support legal proceedings where required (desirable but not essential).
Manage and maintain HMO properties, ensuring compliance with local authority licensing and health and safety regulations.
Coordinate maintenance and repairs, liaising with contractors and ensuring prompt resolution.
Use property management software to track tasks, compliance, rent collection, and tenancy documents.
Manage your own diary and workload effectively.
Provide excellent communication and support to landlords and tenants.

Requirements:
3-5 years of experience in residential lettings or property management.
In-depth understanding of landlord-tenant law and legal notices (S21, S8, S13).
Awareness of upcoming rental legislation changes and compliance requirements.
Some experience managing HMOs.
Full UK driving licence and access to a personal vehicle.
Strong IT skills, including use of property management software (e.g., Alto, Arthur, or similar).
Confident, self-motivated, and capable of working independently.
Excellent communication and problem-solving skills.
