As a Lettings Negotiator, you will play a key role in ensuring the smooth running of our lettings process. From marketing and viewings through to applications, move-ins, inspections, and ongoing tenancy management, you'll be at the heart of delivering a positive experience for our clients. Responsibilities
Client Management and Communication:
Serve as a friendly and professional point of contact for potential tenants and landlords.
Handle enquiries promptly via phone, email, and property portals.
Arrange and conduct property viewings, ensuring a positive experience for all clients.
Relationship Building:
Build and maintain strong relationships with landlords and tenants.
Provide regular updates to landlords on property marketing, viewings, and tenant applications.
Address queries and concerns with professionalism and empathy.
Property Marketing and Applications Advertising:
Create engaging property listings with accurate descriptions and quality photos.
Use online portals and social media to market properties effectively.
Applications:
Process rental applications, including running credit and reference checks.
Ensure all tenant applications are complete, compliant, and communicated clearly to landlords.
Property Management Support Inspections and Reports:
Carry out routine property inspections, reporting on condition and liaising with landlords and tenants to resolve issues.
Prepare detailed check-in and check-out inventories and reports.
Maintenance Coordination:
Log, monitor, and follow up on maintenance jobs.
Liaise with tradespeople and contractors to ensure work is completed to a high standard.
Arrange statutory compliance checks (e.g. gas safety, EICR, smoke alarms).
Compliance and Legal Duties
Ensure all lettings activities comply with current legislation and company policies.
Serve legal notices and prepare rent increase letters in line with regulations.
Maintain accurate records of all landlord and tenant communications.
5. Office and Administrative Support
Support the wider team with general administration, including answering phones, handling emails, and maintaining databases.
Assist with social media and marketing campaigns to promote the agency brand.
Contribute to maintaining an organised and welcoming office environment.
About You
Friendly, professional, and confident when dealing with people.
Able to manage your own workload, prioritise tasks, and problem-solve independently.
Strong written and verbal communication skills.
Previous experience in property, sales, or another customer-facing role is desirable but not essential.
A team player willing to support colleagues in a small business environment.
Requirements
Full UK driving licence and access to your own car.
Confident using computers, CRM systems, and online platforms.
Hours and Flexibility
Part-time role: 15 hours per week initially, with potential to increase.
Hybrid working: combination of home, office, and property visits.
Additional hours may be required during busy periods.
