The Role
We are seeking an energetic and highly capable Lettings Negotiator to join our dynamic team. You'll be the main point of contact for tenants, from first enquiry to moving in, ensuring a seamless, efficient, and positive experience. Your mission is to uphold Cali Living's occupancy standards and exceed client and landlord expectations through excellent sales, communication, organisation, and a proactive, solutions-driven approach. You'll handle everything from marketing communications, viewings and check-ins, while supporting the Portfolio Manager with tenancy management, renewals and monthly inspections.
Key Responsibilities
Manage property marketing across platforms such as SpareRoom and OpenRent
Arrange and conduct property viewings
Prepare and stage properties for photographs and viewings
Handle applicant onboarding, incl. right-to-rent checks, credit checks, and tenancy agreements
Conduct tenant check-ins, check-outs, and occasionally monthly property inspections
Maintain occupancy targets
Proactively manage all leads within SLA timeframes
Build and nurture strong tenant relationships
Operate and update Arthur Property Management software
Assist with tenancy renewals and rent coordination
Complete accurate inventory and inspection reports to a high standard
Represent Cali Living's brand and values with professionalism at all times
Report to the Portfolio Manager
About You:
The ideal candidate is proactive, driven and solution focused, a doer. You understand the pace and complexity of the property industry and thrive when juggling multiple priorities. You are comfortable in a fast-paced, entrepreneurial environment and always operate with discretion and professionalism.
You'll have:
Minimum 2 years' experience in sales
Excellent organisational and administrative skills
A self-motivated, growth-oriented attitude
Strong written and verbal communication skills
Proficiency with Microsoft Office or Google Suite
Ability to work independently (including WFH)
A proven customer service track record
A full driving licence and your own vehicle
Advantageous/ desirable qualities:
Previous experience or a keen interest in property or real estate
