Job Description

Job Summary:



We are seeking a proactive, organized, and customer-focused Property Manager to oversee the day-to-day management of a portfolio of rental properties. The successful candidate will be responsible for ensuring excellent service to both landlords and tenants, maintaining full compliance with current legislation, and facilitating smooth property lettings and tenancy management processes.

Key Responsibilities:Tenancy Management:



Coordinate new tenancies including referencing, tenancy agreements, check-outs, and move-ins. Conduct or arrange periodic property inspections and ensure reports are communicated to landlords. Handle tenancy renewals, rent reviews, and end-of-tenancy checkouts. Manage deposit returns, disputes, and dilapidations in accordance with deposit protection regulations. Respond promptly and professionally to tenant queries, issues, and complaints.

Property Maintenance & Repairs:



Liaise with contractors to arrange and manage property maintenance, access, key logging etc. Ensure all properties comply with health and safety regulations (e.g., gas safety, EICR, EPC). Conduct regular inspections and schedule planned maintenance. Maintain records of maintenance and repairs for each property. (in writing)

Landlord & Client Relations:



Act as the main point of contact for landlords, providing regular updates and guidance. Advise landlords on legal obligations, market conditions, and property improvements. Build strong relationships to ensure client retention and satisfaction.

Lettings & Marketing Support:



Support the lettings team with property listings, viewings, and negotiations when needed. Advise landlords on rental pricing and market trends, renewals & rent reviews. Ensure all marketing materials are accurate, professional, and up-to-date.

Compliance & Administration:



Maintain accurate records using property management software. Ensure compliance with ARLA, TPO, and other industry bodies' regulations. Issue legal notices where necessary (Section 21, Section 8, etc.). Keep up to date with changes in lettings legislation and best practices.

Key Skills & Attributes:



Excellent organizational and time management skills. Strong interpersonal and negotiation skills. Ability to handle high-pressure situations and resolve conflicts calmly. Detail-oriented with strong administrative capabilities. Competent with property management software and word processing.

Qualifications & Experience:



Minimum of 2 years' experience in a lettings/property management role. Strong knowledge of UK lettings legislation and tenancy law. Full UK driving licence (and own vehicle if required for inspections).
