Due to a period of growth, we are recruiting for a proactive, detail-orientated and customer focused individual to join our property management team as a Residential Lettings & Property Manager.

You will play a pivotal role in ensuring the efficient day-to-day management of our properties while delivering exceptional service to both landlords and tenants.

Summary of Role



Property Management



Oversee and manage a portfolio of residential properties. Ensure that all properties are maintained to a high standard and comply with all current legislation, including gas safety, electrical inspections and EPCs. Liaise with landlords as the primary contact to provide regular updates on property condition, rental income, and any necessary repairs or maintenance. Coordinate and manage property repairs, inspections, and routine maintenance in a timely and cost-effective manner alongside the Property Inspector. Handle tenant move-ins and move-outs, inventories, and deposit management. Ensure compliance with all relevant property laws, regulations, and best practices. Manage rent collection and arrears recovery, including initiating legal action if necessary.

Lettings Management



Conduct property viewings when required and provide potential tenants with detailed information on properties. Assess tenant applications and negotiate tenancy terms. Prepare and manage tenancy agreements and ensure all documentation is completed accurately. Maintain relationships with tenants and landlords, ensuring satisfaction on both sides.

Compliance & Legal Requirements



Stay up to date with changes in property legislation, regulations, and industry standards. Ensure all properties meet the necessary safety certifications and comply with health and safety regulations. Oversee the correct handling and safeguarding of tenant deposits. Manage the process of end-of-tenancy inspections and ensure compliance with deposit return procedures.

Requirements



Previous experience in property management and lettings. Knowledge of relevant property legislation, including landlord and tenant law. Strong negotiation and communication skills. Ability to multitask and manage a busy workload efficiently. Attention to detail and excellent organisational skills. Strong IT skills, including proficiency with property management software and MS Office Suite. ARLA or similar property qualification is desirable (or willingness to obtain). Full UK driving license and access to a car is required.
