We are looking for a proactive, highly organised Residential Lettings Property Manager to take responsibility for a portfolio of residential rental properties. The successful candidate will ensure properties are managed efficiently, landlords and tenants receive outstanding service, and all legal requirements are met. You will act as the main point of contact for both landlords and tenants, overseeing all aspects of property management--including conducting tenancy check-ins, check-outs, and inventories.
Key Responsibilities
Manage a portfolio of residential rental properties on behalf of landlords
Carry out regular property inspections and compile condition reports
Conduct tenancy check-ins, check-outs, and end-of-tenancy procedures, ensuring accurate documentation and compliance throughout
Compile and conduct detailed inventories at the start and end of tenancies
Ensure compliance with all relevant legislation, including gas safety, EICRs, EPCs, and licensing requirements
Coordinate maintenance and repair work, liaising with contractors and suppliers
Respond promptly and professionally to tenant enquiries, resolving issues as they arise
Monitor rental payments and manage arrears in line with company policy
Maintain accurate and up-to-date records using property management software
Provide landlords with regular updates on property performance and any arising issues
Keep up to date with local market trends and changes in lettings legislation
Requirements
1-3+ years of experience in residential lettings or property management
Solid understanding of UK lettings legislation and compliance
Excellent communication and interpersonal skills
Strong organisational skills with the ability to multitask and work under pressure
High attention to detail and strong problem-solving capabilities
Proficient in Microsoft Office and property management systems (e.g. Jupix, Loop, etc.)
Full UK driving licence and access to your own vehicle
Desirable
ARLA Propertymark Level 3 qualification, or willingness to work towards it
Experience managing a portfolio of 100+ residential properties
Knowledge of landlord-tenant dispute resolution processes
