Job Description

Working within our office, you should have a good knowledge of the lettings industry and managing a portfolio of properties Independently, experience of property software CRMs and maintenance systems are essential.

You will be Responsible for managing a portfolio of rental properties ensuring tenancies run smoothly from move-in to move-out. The Key duties Include Processing new tenancy applications, coordinating maintenance and repairs, managing tenancy renewals, handling deposit returns, and ensuring compliance with current Lettings legislation. You will act as the main point of contact for Landlords and Tenants within your portfolio, delivering excellent service and maintaining property standards.

Lettings qualifications (ARLA / Propertymark) are preferred but not essential, however, We will provide the resources to further your career including Propertymark Level 2 and 3. You must possess Excellent IT skills and excellent grammar, as well as being proficient in all Microsoft programs.

MAIN DUTIES



Processing property applications.

Referencing prospective tenants.

Tenancy preparation.

Dealing with deposit registration, releases, and disputes.

Booking check ins & check outs

Booking Inspections and Inventories

Ensuring all compliance documentation is regularly monitored and updated

Booking and liaising with contractors for maintenance issues and safety certificates, keeping all parties up to date.

Dealing with contractor invoicing

Ensuring Rental accounts are up to date at all times.

Managing Tenancy Renewals

Processing rent Increases

Dealing with any landlord and tenant queries.

Overseeing property inspection reports with tenants and reporting to Landlords with feedback.

Maintain a positive, productive relationship with tenants and landlords.

Source and build relationships with prospective clients to expand business opportunities.

Assisting colleagues with administrative duties and issues and any other tasks.

Renumeration Package



Salary: Competitive, dependant on experience and qualifications

Working Hours: Full Time, with the option to work over 4 or 5 days per week (e.g. condensed hours across 4 days, subject to operational requirements)

Annual Leave: 28 Days per year Including bank holidays (pro rata for 4-day week) , additionally 1 Duvet day and 1 charity day (of your choice). Annual leave increases will be considered after 2 years full service
