The Maintenance Manager provides both a proactive and reactive service to ensure their site is maintained to the highest standard form a day-to-day perspective as well as conducting compliance reporting.
The department covers all aspects of facilities management including repairs & maintenance, planned preventive maintenance, health & safety, project management, refurbishment and asset management.
In addition to this the Maintenance Manager will co-ordinate all health and safety training for all team members ensuring that company and statutory requirements.
THE ROLE
After recently opening, Forth House requires a well organised and focused Maintenance Manager to lead the charge with snagging items, small projects and the management there of, as well as the day to day reactive works required to ensure our guests have the best experience possible.
You will have strong communication and planning skills including the implementation and completion of periodic property audits which will include standards within our suites.
The role will oversee the delivery of health & safety standards and statutory compliance, training, reviewing risk assessments as well as ensuring all statutory certification is in order.
The role requires a solid technical knowledge with a "hands-on" approach delivering the planned and reactive maintenance requirements of the business.
KEY RESPONSIBILITIES
Responsible for contractor repairs and property activities, ensuring works are completed on time and to the highest quality.
Responsible for obtaining quotes for all works required whilst ensuring we achieve the best value without compromising quality.
Review the scope of works, risk assessments and method statements.
Carry out regular building walks covering all communal and exterior areas of the property to identify any potential issues.
Verify contractors' documentation for works and ensure that all maintenance team members ensure this compliance.
At all times ensure the highest level of communication.
Assess and plan the tender of repairs and maintenance activities.
Attend a monthly Health and Safety meeting.
Ensure all certifications are uploaded periodically to the agreed system.
Review equipment / plant asset registers and update accordingly.
Arrange monthly review meetings with the relevant stakeholders.
Provide maintenance advice on budgets for the property, including the Planned Replacement Programme, comparing costs, and liaising with contractors and suppliers.
Act as first point of contact for advice on Health & Safety issues, including proactively advising of relevant changes in regulations/legislation.
Complete quarterly check lists and follow up on outstanding points in a timely manner.
Liaise with the Health & Safety consultant to schedule annual audits and periodic meetings.
Comply with all relevant internal rules, policies and procedures, including those relating to Health and Safety.
Deliver as many day-to-day tasks as possible directly so as to minimise the need for additional maintenance personnel and the use of contractors.
Requirements
Health & Safety knowledge, certified, preferable.
Broad experience in a hotel maintenance role or similar.
Ability to read M&E drawings.
Certified skills in carpentry, electrics, or painting.
Legionella training.
Basic MS Office skills.
Ability to undertake manual handling tasks.
Ability to work in confined spaces.
Strong communication skills at all levels.
Good customer service skills.
Ability to work independently as well as part of a team.

Relevant Maintenance role or Engineering qualification or equivalent.

Please note we require 7 day a week maintenance coverage, we have 2 maintenance assistants working at the site so a weekend rotation is required.
