Overall Responsibilities
General maintenance duties include the following:
To respond to emergency calls
To keep the tool shed/mess room clean and tidy.
To maintain a tidy boiler room.
Maintain the property and asset register
Be responsible for site health and safety matters
Maintain fire risk assessments and keep test records.
Carry out routine fire drills and evacuation tests
Ensure all new employees are inducted and familiarised with the fire panel and Company procedures on Day One of their employment
Conduct regular inspections and risk assessments, of the premises and equipment in accordance with Company policy and regulatory requirements.
Repairs and maintenance of grounds, buildings and systems:
Look after water, heating and cooling systems. Complete legionella testing for the site. Basic plumbing installations.
Replacing light bulbs and fuses
Making minor repairs to building and furnishings (such a fixing window catches, locks, tap washers etc)
Carry out scheduled Redecoration Programme of communal areas
Carry out paint works to vacant bedrooms (48 hour turnaround)
Minor road and path repairs
Checking security systems
Checking electrical safety - PAT testing of equipment introduced to the Home
Support clinical staff with maintenance of clinical equipment
Any other general maintenance tasks
Cleaning:
Cleaning of grounds
Cleaning exteriors of buildings
Collect general rubbish and arrange recycling or disposal
Arrange special disposal of clinical materials
Other duties will include:
Obtaining quotations from contractors and supervising their work on the premises and grounds. Request approval for works via the requisition process.
Recommending capital purchases of equipment. Request approval for works via the requisition process.
Quality and quantity control on all supplies purchased by the employee to ensure they meet the standards and specifications set for the establishment
Maintaining the workplace in a clean, healthy and safe condition in accord with the standards set by the organisation and all local and national government requirements
Ensure that required safety standards are maintained with regard to all equipment used
Attendance at staff meetings and training as required
Work as a team player with staff within the home , support training .
Carry out any other duties as advised from time to time
Supervisory Responsibilities:
Supervision of other staff, trainees and contractors will be required from time to time
Monitors and assists contractors and engineers as required and ensures visitor books are completed on their arrival and departure.
Work carried out by Contractors is to be checked and signed off by Maintenance only
