First Garden Cities Homes is a charitable housing association dedicated to providing affordable homes for over 2000 households. Based in Letchworth Garden City and Welwyn Garden City, we extend our services throughout Hertfordshire and Bedfordshire, focusing on community wellbeing and strong local partnerships.
We are seeking a multiskilled Maintenance Operative to join our dynamic team. In this role, you will provide a responsive repair service to all our properties, covering aspects of repair works . As one of the team, you will also take part in operating out of hours emergency service on a rota basis in conjunction with agreed guidelines.
Responsibilities:
To provide general maintenance works to the Association's properties undertaking the following tasks:
Basic plumbing
Basic carpentry
Carrying out sundry plastering decoration, wall and floor tiling works
Basic re-glazing works
Assist with the clearing out of void properties
Ensuring the company vehicle for which you are responsible is kept roadworthy with up-to-date tax, insurance and servicing.
Bring to the attention of the Asset Delivery team any repairs they become aware of in carrying out day to day duties.
Carry out any other duties reflective of the position as directed by the team.
Be customer focused. All interactions with the residents/public should give them the best impression of FGCH and staff in general.
On occasions, you will be required to make decisions on your own, as to the best way to complete the job, in line with FGCH policies and the values and behaviours expected.
Ensure material stock levels are regularly replenished.
Follow all Health and Safety requirements on site.
PPE and FGCH clothing provided must be worn during working hours.
Are you the right candidate?
It is essential you have:
A full valid driving licence and eligible to drive a FGCH vehicle.
GCSEs or equivalent qualifications
At least five years' experience in carrying out relevant aspects of maintenance work.
A good understanding of social housing, which includes working in tenanted properties.
Ability to assess and use initiative for repair requirements.
Health and Safety knowledge about the workplace and responsibilities to it, including undertaking and adhering to risk assessments, safe systems of work and lone working.
Meet our high standards for work quality and customer focus at all times.
A proven track record of working without direct supervision and to tight deadlines.
Ability to work with mobile/PDA technology, including taking before and after photographs to document works undertaken.
Ability to manage workload and complete works promptly.
Excellent communication skills, with a personable and flexible approach.
Ability to work as part of a high performing team and work well under pressure.
Ability to carry out the physical aspects of the job, including accessing loft spaces and working in a confined area.

Additional Information:
Learning and Development - you are expected to undertake training and development appropriate to the current and future needs of the post, for example, Legionella, manual handling, COSSH, damp and mould training.

Staff Management Responsibilities:
Direct line management is not required, however on occasions you will be required to show leadership and direction to departmental apprentices/trainees
