A maintenance operative in supported housing is responsible for ensuring that properties are safe, secure, and well-maintained for vulnerable residents. The role combines practical repair skills with an understanding of safeguarding, customer service, and working respectfully around individuals who may have additional support needs.
Key responsibilities:
1. Property Maintenance & Repairs:
Carry out day-to-day repairs, including basic plumbing, joinery, painting, plastering, and general maintenance.
Complete planned preventative maintenance (PPM) tasks.
Ensure communal areas, bedrooms, gardens, and external spaces are kept in good condition.
Identify and report major repair issues or hazards (e.g., damp, structural issues, electrical faults).
2. Health & Safety Compliance:
Ensure all work is completed in line with relevant regulations (H&S, COSHH, Safeguarding, Housing Standards).
Record completed work accurately and update maintenance logs on our CRM system.
3. Supporting Residents & Staff:
Work respectfully around residents with varying vulnerabilities(e.g., mental health needs, substance misuse, homelessness backgrounds).
Respond politely and sensitively to resident repair requests.
Support staff by addressing urgent repairs that may impact resident safety or wellbeing.
4. Contractor & Supplier Coordination:
Liaise with external contractors for specialist work.
Ensure contractors comply with safety procedures when on-site.
Order materials and manage van stock as required.
5. Site Presentation & Housekeeping:
Maintain high standards of cleanliness and presentation in communal and external areas.
Carry out minor ground's maintenance (little picking, small gardening tasks) when required to.
Report any maintenance issues found that you may have not received a job card for.
Skills & Experience:
Essential:
Experience in general maintenance or a relevant trade.
Ability to carry out multi-skilled repairs safety and competently.
Knowledge of basic H&S and safeguarding practices.
Good communication and customer service skills.
Clean updated DBS.
Ability to work independently and manage workload.
Desirable:
Experience working in supported housing, social housing, care environments, or similar.
Certified training (e.g., CSCS card, PASMA, Asbestos awareness, First aid).
Understanding of trauma-informed approaches.
