Viridian Apartments is an award-winning Serviced Apartment Company. We provide exceptional service for High Corporate Clients and Leisure Clients with Properties varying all across London & the South East.

The Marketing & CRM Manager will be responsible for delivering and executing the company's marketing, CRM, and brand activities in line with the strategic direction set by the Head of Commercial. This role combines day-to-day management of the marketing function with hands-on delivery, ensuring all activity drives awareness, supports sales efforts, and contributes directly to business growth and revenue goals.

As brand custodian, you will oversee marketing, communications, digital channels, PR, CRM, and creative output. Working closely with the Reservations, Sales, Operations, and Guest Services teams, you will help ensure that marketing activity is aligned to wider business needs and actively drives bookings, revenue and guest / stakeholder engagement.

Key Responsibilities



Marketing Strategy



Work with the Head of Commercial to help define and deliver the annual and quarterly marketing strategy and goals.

Help to set and track KPIs aligned to overall business objectives.

Help to develop channel-specific strategies and activity plans.

Contribute to marketing strategy for new block launches.

Brand Management



Act as brand custodian across the organisation.

Drive brand immersion as part of staff onboarding.

Conduct competitor analysis to inform positioning.

Email Marketing



Deliver regular email campaigns to core audiences.

Oversee design, copywriting, and performance analysis.

Ensure accurate and cleansed data across all databases.

CRM (HubSpot)



Develop and optimise sales sequences, workflows, and marketing campaigns to nurture leads and previous guests.

Generate new MQLs and SQLs from sources such as Cognism and Breeze to support sales activity.

Leverage CRM insights to drive repeat and new bookings.

PR & Communications



Draft and distribute company press releases to trade media.

Manage media relations with key publications and associations.

Act as company spokesperson for media quotes, photography, and commentary.

Oversee company LinkedIn updates.

Awards & Sponsorship



Write and manage all industry award entries annually.

Plan and deliver sponsorship / event commitments (for example: brand video, event stands, web banners).

Social Media



Manage organic posts across LinkedIn, Facebook, Instagram, and TikTok.

Run influencer stays, reviews, and contra deals.

Deliver giveaways to drive engagement.

Oversee paid activity on Meta to support business goals.

Website Management



Act as primary contact for our web developer (outsourced monthly retainer).

Lead strategic development to position the website as the company's shop window.

Drive UX optimisation and direct booking growth.

Refresh content across key pages to optimise usability and also SEO.

Deliver seasonal and tactical campaigns (e.g. Black Friday).

Run PPC campaigns in house when needed.

Use Google Analytics to track user behaviour, marketing performance, and overall online presence.

Guest App



Enhance content with location insights, local recommendations, and guides.

Partner with Guest Services to integrate property specific content.

Support AI-driven guest communications

Copywriting & Content



Write and oversee all brand-aligned copy (for example: OTAs, official emails, blog, website articles).

Produce thought leadership and industry articles

Creative & Design



Manage all graphic design output across digital and print channels.

Use Canva to bring design in-house and reduce external costs.

Oversee production of social content, brochures, signage, presentations, and event materials.

Investor & Stakeholder Relations



Support preparation of presentations and reports for investors, owners, and landlords.

Photography & Videography



Commission professional photography for new launches and refurbishments.

Plan in-house photography to optimise OTA rankings.

Manage video content creation (apartment tours, promotional material).

Merchandise & Partnerships



Oversee design and production of branded merchandise.

Secure and nurture guest-facing partnerships offering added value and potential revenue.

Person Specification



Essential Skills & Experience:

6+ years marketing experience

Proven recent marketing experience in hospitality, property, or serviced accommodation.

Strong CRM knowledge with hands-on experience in HubSpot.

Track record in developing multi-channel marketing strategies and delivering against KPIs.

Excellent copywriting and communication skills.

Solid experience with digital marketing (SEO, PPC, social, email).

Competence in Canva (or similar) for design work.

Strong project management and organisational skills.

Desirable Skills & Experience:

Experience in serviced apartment / aparthotel industry.

Established media contacts in hospitality or travel trade press.

Knowledge of Cognism, Breeze, and other lead generation tools.
