Job Description


As Mechanical Team Lead you will collaborate with colleagues to inspire customer moments of delight and pursue amazing outcomes each day. Be an ambassador of a one team approach within technical operations team, representing CBRE and Client brand

Leading mechanical services you will be responsible for the management and day to day running of all elements of reactive and planned maintenance for all mechanical equipment on the contract.

The ideal candidate will be customer focused, highly motivated, proactive and show great initiative to keep the Facilities running smoothly.

Providing technical support to all functions, responsible for ensuring all plant and equipment is maintained in accordance with statutory and manufacturer\'s recommendations. The role is responsible for managing the provision of SLA\'s and will be responsible for fault finding and snagging of existing and refurbished buildings.

The ideal candidate will be customer focused, highly motivated, proactive and show great initiative to keep the Facilities running smoothly.

  • To respond to emergency breakdowns across the site where a Mechanical Technician is required.
  • To repair equipment, machinery, pumps, valves etc. as quickly as possible.
  • To carry out work generated on work requisition (non-urgent work jobs required by others on site) to meet service level agreements.
  • Undertake work on all mechanical services including plumbing, water systems, chilled water or LTHW
  • To work on small projects.
  • To liaise as needed with end users to determine mechanical requirements and to design and install all necessary pipework, valves etc.
  • To order supplies as needed for work.
  • To carry out routine unplanned maintenance tasks via Google GUTS system.
  • Ensure documentation of maintenance activities to CBRE standards both in paper based records and the Maximo system.
  • To be flexible and assist the Lead Technician in any maintenance role.
  • Assist in keeping building plans up to date

  • To support this you\'ll log quality hazards and ensure resulting actions are closed out. This helps make our spaces safer and improve the safety culture
  • To safeguard all colleagues you will ensure all hazards associated with the operation of systems are clearly identified and assessed
  • You will ensure the routine testing of interlocks and emergency stop buttons throughout the facility
  • Fostering a safety culture you lead and support the site teams in business recovery, fire safety, and emergency response etc
  • Safety of the team is a key focus and you ensure a safe & healthy working environment, through compliance with all company policies and procedures, as well as client site policies, procedures and working arrangements
  • Safety is achieved through complying with process you will ensure that Method Statements and Risk Assessments are reviewed and all actions identified are out to ensure safe working practices
  • CBRE has deployed well developed and thorough QHSE Log books you are expected to Maintain these as required
  • You report all accidents, occupational illnesses and emergencies
  • You ensure the Integrated Environmental Health and Safety Management Systems are adhered to at all times
Operations
  • You ensure all specific facilities issues are logged and ensure remedial actions are completed proactively
  • You strive to achieve 100% Availability/uptime relating to critical service as result of CBRE action or inaction
  • You liaise with colleagues and specialist contractors to ensure all requests are responded to promptly
  • You report immediately all issues that may impact the quality of the service delivered to the Technical Service Manager
  • Quality is an essential part of delivery you regularly engage in assurance monitoring and spot checks on self perform planned, reactive works and third party works
  • To maintain and safe working environment for all you ensure all legislative and compliance works are undertaken by the team throughout the year
  • Consistency is key to maintenance and you drive the completion of weekly building walkthroughs to identify issues which need attention
  • You focus on customer service by leading and ensuring all services are provided professionally
  • All works should be measured as such you are responsible for the management of self perform maintenance tasks on the contract through the CMMS system
  • You understand the importance of the CMMS system (Maximo) and the dependance on accurate data as such you ensure the system reflects accurate asset lists, maintenance records and historic records
  • Champion the ongoing development of the CMMS system and ensure standard consistent working practices allow for the further utilisation of functionality across the region when available
  • You actively seek data for improvement and utilise the information from the CMMS system to inform business decisions and produce MI for the client
Supplier Management
  • You manage third party maintenance contracts through the CMMS system and hold regular contract reviews
  • You comply with the correct Hosting & induction processes for specialist sub-contractors, and ensure they confirm to site requirements
  • You are the escalation point for the management of supplier non conformance
  • To assure a quality service provision you carry out quality audits on suppliers using CBRE\'s quality systems, where applicable
Finance
  • You own your budget and are responsible for the building and maintaining the annual M&E maintenance budget
  • You assist the Technical Services Manager with the preparation of monthly operation and financial reports
  • You ensure the correct items are ordered to reduce restocking charges and also complete regular bench marking
  • You are responsible for the management of the client spend approval process being adhered to

Project and Programs
  • You recognise the benefits of a strong working relationship with CBRE Projects teams and you actively develop this at every opportunity, you are accountable for sign off of technical services in refurbishments, renovations, fit-outs and new buildings
  • You organise your team to ensure delivery of ad-hoc projects to enhance the office environment or in reaction to Client requests
  • Not limited to large projects you support on site minor works
  • You review existing building operating systems and identify opportunities to decrease energy usage and increase operating efficiencies.
  • You lead by example and Identify and suggest innovations that will drive account improvement, through the sharing of best practice ideas and encouragement of a continuous improvement culture
  • You attend where required to assist project teams on large scale refurbishments, fit-outs or new builds associated with contract
Candidate Requirements:
  • Relevant qualification in a Mechanical field
  • H & S qualification - IOSH
  • Broad technical knowledge and understanding of FM and building systems.
  • Must be able to demonstrate a sound knowledge of all systems within the building services environment
