We are a well-established property agency with a strong track record in lettings, and we're now expanding into residential sales. This is a unique opportunity for a driven and dynamic Negotiator to join our team during an exciting period of growth.

About the Role



Core Responsibilities

Manage client enquiries, serving prospective buyers, tenants, landlords, and vendors. Conduct property viewings for both sales and lettings. Negotiate and secure offers to successfully finalise sales and tenancy agreements. Cultivate exceptional customer relationships and deliver outstanding service at all stages of the process. Managing sales progression to ensure smooth transactions from start to finish. Achieve and exceed personal and team targets across both sales and lettings. Organise and process referrals for conveyancing, mortgage, insurance, and financial advisory services.

Property Marketing and Administration

Create compelling property listings and detailed specifications using property management software, ensuring compliance and company policy. Support all marketing campaigns, including promoting properties across relevant online platforms. Maximise property visibility through effective board presence, advertising, and organising open houses. Capture professional-standard property photographs and video tours. Regularly review and update property listings to ensure they remain current and appealing.

Client Management and Due Diligence

Advise clients on current market conditions, pricing strategies, mortgages, and legal/compliance requirements. Categorise and manage the property database to identify and pursue hot leads. Coordinate, attend, and provide timely client feedback following property viewings. Secure necessary identification and documentation to formally progress purchase and tenancy offers. Initiate and manage tenant referencing, ensuring all required third-party referrals are completed for letting applicants.

About You



Experience:*A minimum of one year's experience as a Sales or Lettings Negotiator, or in a similar customer-facing property role.

Track Record:*Proven ability to close deals and achieve targets in a fast-paced environment.

Knowledge:Strong understanding of the local sales and lettings alongside the UK property regulations, lettings legislation, and sales processes.

Skills:*Excellent communication, negotiation, and relationship-building skills.

Technical Proficiency:*Proficient in Microsoft Office and property management software.

Licence:*Must hold a full UK driving licence.

Attributes:Highly motivated, organised, and confident working both independently and as part of a team.

Availability:*Able to work a 40-hour week and flexible to accommodate Saturday viewings.
