This role is a New Homes Sales Advisor position based at our Barnstaple office, working as part of Stags Estate Agents.
The main purpose of the role is to generate sales and act as the primary point of contact for prospective house buyers for new homes stock. You will guide clients through the entire process, from the initial meeting right through to the handover of their new home, ensuring a professional and supportive service throughout.
At Stags we work with a wide variety of clients, from large developers to smaller independent builders, and across an extensive range of property types from modern apartments to unique Class Q barn conversions. This role therefore requires flexibility, attention to detail, and the ability to adapt to the needs of different clients and buyers.
Key Responsibilities will include but are not limited to:
Handle all New Homes enquiries, ensuring a prompt and professional response.
Conduct property viewings and provide an engaging and informative experience for prospective buyers.
Obtain and record viewing feedback, reporting insights to support sales progression.
Progress sales when required, maintaining communication with buyers, developers, and solicitors.
Attend site visits to maintain a thorough understanding of each development.
Conduct regular site audits, identifying and reporting any issues.
Assist in planning and delivering local marketing initiatives to promote developments.
Attend development show days and events, representing Stags professionally and knowledgeably.
Carry out local competitor analysis to identify opportunities and maintain a strong market position.
Complete proactive processes to book viewings and secure sales.
Become the New Homes champion in Barnstaple, supporting the growth of the wider department.
Work within, and be accountable to, a structured set of KPIs.
Report directly to the Head of New Homes, maintaining daily communication.
Some evening and weekend work will be required.
Required Skills and Qualifications
The successful applicant will have a flexible 'can do' positive attitude, be a fast learner for in-house software systems, self-motivated and will ideally have previous experience selling new homes and working in a busy team, as well as being able to use own initiative and prioritise their workload. The ability to work as part of a team is essential and attention to detail is key.
An understanding of the new homes and development land sectors would be advantageous, as well as experience of working in an office environment.

Proficiency with Microsoft Office and Google Drive tools.
Excellent time management, communication skills, and a high level of discretion.
A proactive mindset with strong attention to detail.
Strong organisational skills with an ability to prioritise tasks effectively.
Excellent phone etiquette and interpersonal skills for effective communication with clients and colleagues.
Ability to work independently while also being a collaborative team player.
