Key Responsibilities



As the

Sales Manager

, you will drive team performance and ensure the agency meets its ambitious growth targets.

Team Leadership & Performance Management



Mentor & Inspire:

Lead a team of four New Homes Sales Negotiators to exceed individual and team KPIs.

KPI Enforcement:

Implement and monitor key performance metrics, including daily call targets, lead conversion rates, and deal progression timelines.

Coaching & Development:

Provide regular training on objection handling, client engagement, and sales techniques.

Sales Strategy & Execution



Business Development:

Secure new instructions and strengthen relationships with developers to expand the agency's portfolio.

Lead Conversion:

Ensure timely follow-up and effective management of all leads through the CRM system.

Sales Optimisation:

Collaborate with marketing to create strategies that generate buyer interest and improve conversion rates.

Operational Management



Sales Progression:

Oversee deals from enquiry to completion, ensuring a smooth process and resolving issues promptly.

Reporting & Analysis:

Generate weekly performance reports for senior management and developers, identifying opportunities for improvement.

Market Research:

Stay informed about competitor activity and market trends to maintain a competitive edge.

Essential

Skills & Experience



Sales Leadership:

Minimum 1-2 years managing teams in estate agency, site sales, or a similar field.

Proven Success:

A strong track record of exceeding individual and team sales targets.

KPI Expertise:

Demonstrated ability to implement and enforce KPIs to drive team performance.

Customer-Centric:

Exceptional communication and relationship-building skills.

Organisational Skills:

Ability to manage workloads, oversee processes, and deliver results under pressure.

Tech Savvy:

Proficiency in CRM systems, MS Office, and communication tools.

KPIs for Success



To succeed in this role, you'll ensure your team meets key performance indicators, including:

Daily Calls:

Minimum of 50 outbound calls per negotiator.

Lead Conversion:

At least 25% of enquiries converted to viewings.

Weekly Viewings:

Minimum of 10 property viewings per negotiator.

Sales Pipeline:

2+ deals per negotiator per month.

Sales Progression:

Contracts exchanged within prescribed timescales.
