Job Overview


We are seeking a self motivated and proactive individual to join our Operations team as an Operations Manager lead a team providing customer focused housing management service to the Association`s specialist supported housing residents in rented accommodation.

Responsible for ensuring the effective management and compliance of property assets and tenancies within the organisation, this role encompasses the development, implementation, and monitoring of the Asset & Liabilities Register, property inspections, compliance management, and maintenance programs. The Operations Manager will work collaboratively with various stakeholders to ensure that all properties meet required safety and regulatory standards while also developing long-term property investment strategies.

Responsibilities



Provide both leadership and strategic direction to a team of Property & Housing Officers, and Property Compliance Officer, including covering any periods of absence within the team. Responsible for the operational day to day management of the service/s, ensuring continued compliance with relevant legislation. Promote high tenancy and housing management standards in line with direction from senior management, internal policy/procedure, and the regulatory standards, managing the cost effectiveness and ensuring the service meets the needs of its tenants/customers. Conduct property condition inspections at various stages, prepare detailed reports and recommendations based on inspection findings to inform future investment and maintenance decisions. Schedule and oversee cyclical maintenance activities as per budget and site specifications. Exercise effective control over budgets, quality, and performance of employees and the service/s. Develop a 30-year property investment forecast and a Year 1 Investment Plan to guide financial planning and resource allocation. Establish good working relationships with care/support providers and other stakeholders, such as Local Authority contacts. Work with the Finance Team to ensure GHB and ISC are collected as expected and on budget. Work with your team and senior management to further develop the tenancy and housing management services and wider business in line with organisational priorities.

Requirements



Proven experience in property management, compliance monitoring, and asset management. Strong knowledge of property law, safety regulations, and compliance requirements. Excellent organisational skills. Strong analytical and reporting skills, with proficiency in Microsoft Excel and property management software. Exceptional communication and interpersonal skills. Driven and self-motivated, with the ability to manage own workload and prioritise as required Ability to work in a reactive manner but with proactive approach Relevant degree in Property Management, Real Estate, Facilities Management, or a related field desirable but not essential. Relevant certifications in property compliance and safety regulations (e.g., NEBOSH, IOSH) desirable but not essential. CIH Certification desirable but not essential.

Job Type: Full-time

Pay: 45,000.00-50,000.00 per year
