Key Responsibilities



Act as the primary point of contact for tenants for all property management matters, including telephone and email enquiries and dealing with urgent repairs. Manage all aspects of new residential lettings, including preparing marketing material, taking enquiries, conducting viewings, processing tenant applications, obtaining references and drafting tenancy agreements. Liaise professionally with contractors, tenants and landlords, responding promptly to maintenance issues and general queries. Organise the onboarding of new clients and contractors. Manage day-to-day property matters, including issuing rent demands, arranging repairs, monitoring compliance requirements and handling rent reviews. Carry out regular property inspections and follow up with the managing agent and tenants on any required actions. Arrange contractors and coordinate repair and maintenance works on behalf of landlords and tenants. Update property management software as required, ensuring accurate and up-to-date records. Process invoices and maintain clear financial documentation. Provide property management advice to landlords, tenants and colleagues where relevant. Coordinate tenant move-ins, including notifying utility suppliers. Arrange inventory check-in and check-out reports, manage deposit returns and handle end-of-tenancy dilapidations. Prepare and serve relevant tenancy notices in line with current legislation. Manage rental arrears in a professional and empathetic manner. Record time accurately for invoicing purposes. Provide support to the wider Estate Management Team as required.
