About the Role
We are hiring a part-time, fully independent Property Manager to manage our Coventry portfolio of up to 25 rooms across shared houses / HMOs.
You will be the only person responsible for day-to-day property operations in Coventry. You will run the properties independently and be accountable for standards, responsiveness and occupancy health.
Role Overview
You will be covering operations, tenant management, maintenance, inspections and occupancy control. The role is hands-on and field-based
Your success will be judged on how smoothly the properties operate, how quickly issues are resolved, how clean and compliant the houses remain, and how well voids are minimised.
Key Responsibilities
You will manage all day-to-day property operations including inspections, maintenance coordination, contractor management, safety compliance, certifications, and issue resolution from start to finish.
You will be responsible for occupancy across the Coventry portfolio, working to minimise void periods, coordinating viewings, supporting move-ins and move-outs, and ensuring rooms do not sit empty
You will handle tenant matters directly, including complaints, cleanliness issues, misuse of common areas, noise concerns, and enforcement of house rules and tenancy obligations.
You will manage contractors independently, including cleaners, plumbers, electricians, handymen, and emergency call-outs. You are expected to supervise works, control costs, and ensure quality.
You will conduct regular property inspections and take corrective action where standards drop.
You will respond to genuine emergency call-outs outside standard hours when required.
You will maintain clear records and updates so property status, issues, and actions are always visible to the business.
Working Style & Expectations
This is a practical, on-the-ground role. You will be expected to plan your own workload across the agreed three working days and manage priorities without being chased.
You must be physically present at properties when needed. Remote-only working is not possible.
