You will be responsible for the day to day management of a portfolio and act as the primary point of initial contact, communicating with tenants, landlord and contractors at all times to find solutions to any issues.
Conduct regular property inspections to identify maintenance needs and coordinate repairs promptly.
Perform maintenance person duties such as plumbing, electrical work, carpentry, painting, and general repairs to ensure properties are well-maintained.
Ensuring that the properties are maintained in a clean, safe and compliant condition working with other team members and performing maintenance/cleaning tasks yourself as necessary.
Coordinating move ins, move outs, deposit disputes, inspections, viewings and inventories across the portfolio.
You will be responsible for the re-marketing and letting of the portfolio, constantly assessing the competition in the area and considering ways in which you can maximise both occupancy and profitability.
You must ensure processes, systems, policies and procedures are always adhered to and that the properties always comply with the legal requirements including HMO licence conditions, gas safety, fire safety, electrical safety, HHSRS, etc.
You must be committed to achieving excellent performance and delivering an excellent management service.
Holding keys and keeping them secure. You will have master keys providing access to shared and landlord areas of all properties and private tenant areas. You will need to understand and comply with the rules on how/when such access can be used.
Pre and Post tenancy room inspections and deep cleaning.
Perform and document routine inspection and maintenance activities.
Make adjustments and minor repairs to heating, plumbing, drainage and electrical systems. This does NOT involve work on gas or electrical work where qualifications are required.
Interior and Exterior painting and decorating as required.
Unblock sinks, traps and waste pipes and adjusting/repairing/replacing sanitary goods.
Ensure that the security and general appearance of the buildings and surrounding areas are maintained in accordance with the required standards.
Ensure clear and safe pedestrian access to the grounds.
Mow and trim lawns and shrubbery, using mowers and hand and power trimmers.
Installing new appliances and hardware.
Highlight to the owners where renovations are desirable or required.
Installing new/replacement furniture, kitchens, bathrooms, floor coverings. Working with others to ensure that renovations are completed in a safe and timely manner.
Collaborate with other staff and contractors when jobs require multiple personnel or professional expertise.
Comply with the requirements of Health and Safety, other relevant legislation and policies.
Ensure safety. Alert the landlord of any potential or actual hazards and work to minimise or remove these in a timely manner.
Paperwork. Completing all necessary paperwork / documentation to record work / inspections undertaken.
To ensure the safety of tenants and to minimise disruption or inconvenience you should communicate effectively with tenants when any interruptions to services are required and ensure that any disruption is minimised and safety is not compromised. Once jobs are complete or at the end of every day tools should be tidied away to a secure place and any mess cleaned up.
Carry out any other reasonable duties within the overall function of the job.

2 or more years property management / maintenance or related experience desirable
Full, clean driving licence is essential
