About You



No experience is necessary, we will provide you with full training. What is more important for us than anything else is that you have a willingness to learn new things and want to do well for yourself.

Property management requires people with strong confident personalities, the gift of the gab and having problem solving skills is an important quality you'll need to do your job.

The job is fast paced, there's a lot of negotiation between tenants and landlords and you are the one sitting in the middle making sure everyone is happy. Sometimes this will call for different levels of influence and understanding where you are expected to take on problems and find solutions.

We like to think we offer our clients 'Total Property Management' because we're always out and about looking at properties, diagnosing problems, fixing them if we can, or calling out contractors for our landlords.

The job is more than that of course, but it's certainly no desk job and no two days are the same.

Experience



No experience in property management required, just a good attitude and a willingness to learn and a 'want' to be the best. A willingness to acquire recognised qualifications such as NAEA, NFOPP and ARLA IT literate, an understanding of new techs such as Zoom, Teams and Slack would be useful. A Full UK Drivers Licence is required

Objectives



You should already have experience within an administrative or sales role and should be looking for the opportunity to develop your career. You will need to share 1st avenue's vision and drive for continued growth and can deliver customer service at the highest level.

It is essential to be organised and well presented with excellent communication skills, both verbal and written. As an excellent Property Manager you will be a team player who enjoys a busy day with plenty of variety.

Responsibilities



Liaison with landlords, tenants, third party contractors and professional advisors Treating Customer Fairly in accordance with the 1st avenue service standards and principles Liaison with lettings negotiators across the branch network Arrangement of works Property inspections and reporting
Meet targets set by the line manager

Tenancy deposit returns Recovery of rent arrears Service of legal notices Identify other potential business opportunities and ensure referral to the appropriate division To work in accordance with all legal obligations without exception Ensuring properties under your portfolio comply with all legal obligations and company procedures Managing open jobs and liaising between tenant and landlord

Personal Organisation



Appearance and presentation (smart casual) Responsibility for desk and office tidiness Collaborative documents and company systems fully populated and up to date All e-mails and return calls answered by the end of the working day

Communication & Customer Service



Frequent contact with active tenants and landlords Treating customers fairly in accordance with 1st avenue service standards and principles Habitually following 1st avenue standards and principles

Knowledge



To implicitly understand the legal frameworks that surround the letting of a property To have a robust knowledge of the ARLA bylaws, TPO code of practice, Right To Rent and Money Laundering Regulations

Training



Adhering to legal statutes and Ombudsman code of practice Receive guidance and support on company systems, standards and principles Enrolment in the company training program
Full-time hours: 35 per week

Job Type: Full-time

Pay: 27,000.00-31,000.00 per year
