The job is fast paced, there's a lot of negotiation between tenants and landlords and you are the one sitting in the middle making sure everyone is happy. Sometimes this will call for different levels of influence and understanding where you are expected to take on problems and find solutions.
We like to think we offer our clients 'Total Property Management' because we're always out and about looking at properties, diagnosing problems, fixing them if we can, or calling out contractors for our landlords.
The job is more than that of course, but it's certainly no desk job and no two days are the same.
Experience
No experience in property management required, just a good attitude and a willingness to learn and a 'want' to be the best.
A willingness to acquire recognised qualifications such as NAEA, NFOPP and ARLA
IT literate, an understanding of new techs such as Zoom, Teams and Slack would be useful.
A Full UK Drivers Licence is required

Responsibilities
Liaison with landlords, tenants, third party contractors and professional advisors
Treating Customer Fairly in accordance with the 1st avenue service standards and principles
Liaison with lettings negotiators across the branch network
Arrangement of works
Property inspections and reporting
Meet targets set by the line manager
Tenancy deposit returns
Recovery of rent arrears
Service of legal notices
Identify other potential business opportunities and ensure referral to the appropriate division
To work in accordance with all legal obligations without exception
Ensuring properties under your portfolio comply with all legal obligations and company procedures
Managing open jobs and liaising between tenant and landlord
Personal Organisation
Appearance and presentation (smart casual)

All e-mails and return calls answered by the end of the working day
