Job Description

We are looking for an experienced Property Manager to join our team. As our Property Manager, you will be responsible for overseeing the management of residential properties, ensuring compliance with industry regulations and delivering exceptional service to landlords and tenants. Your role will involve handling all aspects of property management, from maintenance and repairs to tenancy agreements and financial management, while upholding the highest professional standards.

Responsibilities:

Property Management:

Manage a portfolio of residential properties in accordance with ARLA standards and guidelines.

Tenant Relations:

Serve as the main point of contact for tenants, handling inquiries, addressing concerns, and resolving issues promptly and professionally.

Tenancy Administration:

Prepare, review, and enforce Tenancy agreements, ensuring compliance with legal requirements and ARLA guidelines. Manage lease renewals, rental collections, and security deposit handling.

Maintenance and Repairs:

Oversee property maintenance, including routine inspections, maintenance requests, and emergency repairs. Coordinate with contractors and vendors to ensure timely and cost-effective solutions.

Financial Management:

Prepare and manage property budgets, track income and expenses, and provide regular financial reports to landlords. Handle rent invoicing, rent increases, and arrears management.

Compliance and Legal Matters:

Stay updated with relevant laws, regulations, and industry standards. Ensure properties comply with health and safety regulations, tenancy deposit protection schemes, and other legal requirements.

Professional Development:

Stay informed about industry trends, attend relevant training programs, and maintain ARLA membership by fulfilling continuing professional development (CPD) requirements.

Team Collaboration:

Collaborate effectively with colleagues, including property maintenance staff, negotiators, and administrative personnel, to ensure efficient property management operations.

Qualifications:

ARLA qualification (preferred) or equivalent certification in residential property management. Proven experience as a Property Manager, preferably with ARLA accreditation (at least two years). In-depth knowledge of residential property management principles, practices, and legal regulations, including upcoming changes. Excellent communication and interpersonal skills, with the ability to interact professionally with landlords, tenants, and team members. Strong organisational and time management abilities to handle multiple tasks and deadlines effectively. Proficiency in property management software and Microsoft Office Suite. Sound financial acumen and familiarity with property accounting principles. Problem-solving skills and the ability to make informed decisions independently. Attention to detail and commitment to providing exceptional customer service. Valid driver's license and willingness to travel to various properties as required.

Pay: 30,000.00-38,000.00 per year
