Working Hours:

Monday to Friday, 9:00 am to 6:00 pm. Weekend availability for genuine emergencies only

Salary:

35,000-40,000 per annum - based on experience

About the Role



We are a growing Oxford-based property and co-living business managing multiple shared houses and HMOs. We are hiring a single fully independent Property Manager who will take complete ownership of day-to-day property operations and occupancy performance across all properties.

This is not a layered team structure. You will not have an admin underneath you. You will not be supported by another property manager. This role is designed for someone who is comfortable operating independently, making decisions, managing issues end-to-end and being fully accountable for outcomes.

Role Overview



You will be responsible for everything related to the properties, from operational management to occupancy rate. Your success will be measured by how well the properties run, how quickly issues are resolved, how high occupancy is maintained and how smoothly tenants are managed.

Key Responsibilities



You will manage all day-to-day property operations including inspections, maintenance coordination, contractor management, compliance checks, safety certifications, etc. You will be the first point of contact for property-related matters and will take ownership until closure.

You will be responsible for occupancy rates across all properties. This includes coordinating viewings, managing move-ins and move-outs, reducing void periods. (You won't be directly responsible to maintain the ads / listings but will closely supervise)

You will oversee tenant experience and enforcement. This includes handling complaints, cleanliness issues, misuse of common areas, noise matters and ensuring house rules and tenancy terms are followed without hesitation.

You will manage contractors directly, including plumbers, electricians, cleaners, handymen, and emergency call-outs. You are expected to negotiate, schedule, supervise work and ensure value for money.

You will conduct regular property inspections and take corrective action where standards drop. You are expected to be physically present at properties

You will handle emergency situations calmly and decisively, including out-of-hours situations where necessary.

You will maintain accurate records, logs, and updates so the business always has clarity on property condition, issues, and resolutions.

You will maintain HMO rules and regulations

Expectations



You will work in a hybrid manner, splitting time between home, office, properties and field work. This is not a fully remote role.

You are expected to plan your own day, prioritise issues correctly and operate without being chased.

You are expected to be mobile. A car or bicycle is mandatory. Do not apply if you rely on buses or trains for daily operations.

Who This Role Is For



This role is suited to an experienced property manager who is confident running a portfolio independently and making decisions on the ground.

You should be practical, organised, firm when needed and comfortable dealing directly with tenants and contractors.

You should enjoy ownership and responsibility rather than delegation.

Do not apply if you prefer desk-only work or limited tenant interaction.

Do not apply if you are not already living in Oxfordshire or cannot reliably travel between properties daily.

This role comes with clear progression as the portfolio grows. High performers will have the opportunity to step into a senior operational leadership role with increased responsibility and compensation over time.
