Overview



A Property Manager acts as a vital liaison between landlords and tenants, managing the day-to-day operations of a rental property. This includes maintaining strong tenant relations, coordinating maintenance and repairs, overseeing financial aspects, and ensuring full legal compliance. The goal is to keep every property well-maintained, profitable, and legally sound -- while delivering the exceptional service Smeaton Homes is known for.

You'll play a key role in the smooth running of our lettings portfolio, supporting both landlords and tenants to ensure a seamless rental experience. Key Responsibilities



Act as the main point of contact for landlords and tenants, fostering positive and professional relationships. Oversee the entire lettings process -- from marketing and viewings to move-in, renewals, and check-out. Manage tenant applications, referencing, and credit checks accurately and efficiently. Ensure all properties remain compliant with current lettings legislation and safety requirements. Coordinate maintenance and repair work, liaising with contractors to ensure timely and cost-effective completion. Handle tenant queries, disputes, and complaints with professionalism and empathy. Conduct property inspections and prepare detailed reports. Maintain accurate records of lettings activity and property performance. Provide financial oversight, including rent collection, arrears management, and expense tracking. Develop and implement marketing strategies to attract new tenants and maximise occupancy. Prepare tenancy agreements and ensure all associated documentation is completed correctly.

Skills & Experience



Proven experience in lettings or property management (minimum 3 years preferred). Strong administrative and organisational skills with excellent attention to detail. Outstanding communication and interpersonal abilities. Knowledge of current lettings legislation, safety standards, and compliance procedures. Confident in handling financial responsibilities and basic accounting. Proficiency in property management software (experience with Reapit or similar advantageous). Ability to prioritise and manage multiple properties in a fast-paced environment. Multilingual abilities are beneficial but not essential.
