We are seeking a dedicated and organised Property Manager to oversee the daily operations of our property portfolio. The successful candidate will be responsible for maintaining high standards of property management, ensuring landlord and tenant satisfaction, and coordinating maintenance and administrative tasks. What day to day looks like:
In this role, you will be responsible for effective handling and coordinating of property inspections, repairs, maintenance and compliance of our rental properties. You will be working under a Lettings Manager and in a team of 5 in the lettings department.
- Organising and handling property inspections at our rental properties, and preparing the inspection reports for landlords
- Handling email and phone repair reports from landlords and tenants
- Using software to manage maintenance issues, coordinate quotes from tradesmen, communicate with landlords for approval, issue work orders, booking in work with tenants, chasing work to be done in a timely manner
- Ensure repairs are done in a cost effective way for landlords whilst ensuring a safe house for tenants
- Coordinating safety certification such as gas safety certs, electric certs etc
- Assisting in block and estate management repairs and visits
- General administration tasks as is needed by the Lettings Manager.
Ideally candidates will have:
- Excellent written & verbal communication skills, excellent IT / MS Office knowledge, organisational skills and multitasking ability
- Experience of 1-2 years working in a lettings agency or property management company, working to deadlines in a regulated environment
- The attitude of being hardworking, honest, diligent, pleasant, a team player, focussed, looking to make a positive contribution, taking pride in their work product and good attitude under pressure
- A polite and professional manner of conducting oneself and speaking to customers
- A drive to get results, with staying power at previous employments, meeting deadlines and meeting compliance rules
- Ability to adapt and learn new things, quick to learn new property technology, ability to problem solve without hand-holding
- Great habits of good timekeeping, consistent working following procedure and methodical approach to work
- A full UK driving licence is essential
Working hours:
We are looking for a full time staff member, Mon - Fri, 9am - 5pm.
This role is largely based in the office and at our rental properties.
Salary package:
Basic salary: 24,000 - 26,000 depending on experience
Commissions: incentives available for booking rental appraisals, referring to solicitors/mortgage brokers etc.
Mileage: 45p per mile
