We are seeking a motivated and dynamic Property Manager/Lettings Negotiator to join our team. The ideal candidate will play a crucial role in facilitating property management and lettings, ensuring a seamless experience for clients. This position requires strong communication skills, organisational abilities, and a keen understanding of the property letting market. Must have previous experience.
Responsibilities
Engage with clients to understand their property needs and preferences.
Negotiate offers and agreements between landlords and tenants.
Maintain accurate records of property listings, client interactions, and transactions.
Provide administrative support including preparing contracts and marketing materials.
Stay updated on market trends, pricing strategies, and local developments.
Build and maintain strong relationships with clients to encourage repeat business and referrals.
Qualifying and dealing with lettings enquiries - emails/walk ins/telephone calls.
Communicate with tenants/landlords/contractors re: property maintenance works required obtaining quotes/resolve accordingly.
Arranging and carrying out property inspections and reporting back to Landlords with feedback.
Maintain a working knowledge of compliance information such as Landlord and Tenant/Tenancy Law.
Ensure all legal compliances are up to date - gas certs, right to rent, EICR, EPC etc.
End of tenancy check outs, liaise with tenant and landlord following the end of tenancy
Resolving Landlord and Tenant enquiries.
Writing to utility companies at the start and end of tenancies.
Booking and attending viewings
Carrying out regular Landlord updates
Processing applications
Overseeing the administration, applications and referencing of each tenant and guarantor
Arranging the drawing up and signing of all tenancy agreements
Undertaking Renewals
Confirming payments required
Completing right to rent checks
Arranging the move ins at all properties
Managing a portfolio of properties.
Experience
Proven administrative experience in a fast-paced environment is essential.
Previous experience as a Property Manager/Lettings Negoitator is essential.
Own car and full driving licence is essential.
Excellent communication skills, both verbal and written, are required for effective client interaction.
Strong organisational skills with attention to detail to manage multiple listings efficiently.
