Burbank Properties is seeking a dedicated and professional
Property Manager
to oversee a portfolio of residential and commercial properties in West London. This role is central to ensuring smooth lettings, efficient maintenance, accurate record-keeping, and strong landlord and tenant relations. The successful candidate will be highly organised, customer-focused, and proactive in managing compliance, property performance, and client satisfaction.
Conduct property viewings and tenant screenings (references, credit checks, Right to Rent).
Prepare tenancy agreements, renewals, and statutory notices (e.g., Section 21, Section 8).
Manage move-in/move-out processes, including detailed check-ins and check-outs.
Liaise with landlords and tenants regarding rent, arrears, and disputes.
Maintain up-to-date tenancy and deposit records (in line with government-approved schemes).
Collaborate with estate agents to market properties, manage enquiries, and coordinate viewings.
2. Inventory & Inspections
Conduct or oversee mid-term inspections, reporting findings to landlords.
Complete detailed inventory checks, documenting property condition and fair wear-and-tear.
Manage deposit disputes in line with Tenancy Deposit Scheme (TDS) guidelines.
3. Maintenance & Repairs
Coordinate repairs and maintenance with contractors, ensuring timely and cost-effective solutions.
Carry out property risk assessments (gas safety, EPC, electrical checks, Legionella).
Monitor contractor performance, ensuring quality and value.
Handle emergency maintenance issues (on a rota basis if required).
Advise landlords on compliance matters including HMO licensing and safety standards.
4. Client & Tenant Relations
Serve as the primary contact for landlords, tenants, and agents.
Provide landlords with regular updates on property performance and issues.
Resolve tenant concerns efficiently, maintaining positive relationships.
Mediate disputes professionally, safeguarding both tenant welfare and landlord interests.
5. Administration & Compliance
Maintain accurate records in company CRM/property management systems.
Ensure compliance with lettings legislation (Housing Act 2004, Tenant Fees Act 2019, Consumer Rights Act 2015, etc.).
Manage rent collection and arrears in line with company procedures.
Handle email correspondence and documentation efficiently.
Person SpecificationEssential Skills & Experience
Minimum
2 years' property management experience
(lettings, inventory, or maintenance).
Knowledge of
UK lettings legislation
and compliance requirements.
Proficient with Microsoft Office (Word, Excel) and property software (e.g., Reapit, Arthur, MRI).
Strong negotiation, organisational, and problem-solving skills.
Full UK driving licence (if property visits are required).
Desirable Qualifications & Experience
ARLA Propertymark / NAEA / NALS qualification (or willingness to work towards).
Experience with inventory software (e.g., InventoryBase, No Letting Go).
Basic understanding of property maintenance (plumbing, electrical, damp).
Previous experience in a customer-focused or client service environment.
