About this Role:
Based in our Crabtree brand within the M25, your main duty will be to provide support to clients where unplanned vacancies exist within our London portfolios. This role requires a high level of skill and experience, taking control of client relationships at short notice, giving confidence and continuity whilst a permanent replacement can be recruited.
This role is highly coveted and may lead to promotional opportunities within the wider group.

Whilst not engaged in a vacant portfolio, you will be supporting the director of property with tactical improvement plans and projects.
Some Responsibilities and Goals you\xe2\x80\x99ll own:

  • Introduce yourself to clients and reassure them of business-as-usual service whilst the vacancy is backfilled.
  • Create an understanding of service gaps/risks and develop action plans to address at pace.
  • Responsible for the day-to-day management of a defined portfolio of properties when a vacancy is identified, carrying out regular site inspections in line with service level agreements, and dealing with matters arising in line with service standards.
  • Actively engaging with customers in relation to property matters and associated services ensuring that customer views are considered and responsible for ensuring that appropriate consultation takes place in respect of accounts and expenditure, including Section 20 works and contracts.
  • Accountable for compliance across the portfolio in line with relevant health and safety legislation, remedying deficiencies as appropriate. Responsible for ensuring that accurate records are always maintained.
  • Production of specifications for works and services as appropriate, always ensuring best value and managing works as required.
  • Liaising with and management of contractors delivering services to the portfolio, ensuring that costs are controlled, and standards delivered in line with the organisation and customer expectations.
  • Financial control and monitoring of the portfolio, including production of service charge budgets, monitoring of expenditure and production of service charge accounts for each scheme.
  • Prepare handover for incoming property manager.
Essential Skills:
  • At least 2 years experience of residential property management.
  • Knowledge of relevant legislation e.g. Landlord & Tenant Act, RICS Code etc.
  • Strong experience of budget management, financial control and delivering cost efficiency.
  • Good working knowledge of building management and repair projects.
  • Ability to assess quotations for minor works to ensure value for money and make recommendations for appointment of competent contractors.
Bonus / Superhero Skills:
  • Associate IRPM (Part1) and expected to be working towards MIRPM or other relevant qualification.
