Sales & Marketing Lead (On-Site, Oxford)

Salary: from 30,000 per year + commissions
Location: Oxford (on-site)
Hours: Full-time, Monday to Friday, with occasional evenings/weekends in peak letting periods

About the Role

You will own both sides of the growth engine: converting today's enquiries into bookings and creating tomorrow's pipeline through performance marketing and partnerships. This is a hands-on, on-site role inside a fast-moving co-living/student rentals business. You will plan, execute, and report. No hand-holding

Core Outcomes

Hit monthly bookings and revenue targets with a disciplined lead-to-booking process. Keep occupancy at target levels by city and by house, with minimal days-vacant between tenancies. Generate qualified leads at or below target cost per lead and cost per booking from paid and organic channels. Maintain best-in-class listings and brand presence across marketplaces, website, and social, with measurable uplift in enquiry quality.
Sales Responsibilities

Own the full funnel: speed-to-lead, discovery/consultation, shortlisting, viewing coordination with agents, objection handling, and close. Keep CRM spotless: pipeline stages, notes, tasks, and next actions always current; zero stale leads. Run a tight cadence: daily call blocks, WhatsApp/email follow-ups, and calendar discipline that converts. Build and use scripts that actually work: needs analysis, price/offer framing, urgency, and cross-sell of upgrades. Report daily and weekly: enquiries, qualified leads, viewings set, shows, offers, bookings, revenue, reasons lost.
Marketing Responsibilities

Performance marketing: plan and run paid campaigns (search, social), manage budgets, targets, tracking, and creative testing; own CPL and CPB. Marketplaces and website: publish and refresh listings, optimise descriptions/photos/pricing, keep availability live, and track listing performance. Content and social: create short-form content that moves rooms (walkthroughs, area highlights, tenant FAQs), post with intent, measure outcomes. Email/SMS/WhatsApp flows: write and ship sequences for lead nurturing, viewing reminders, move-in prep, and reactivation of past enquiries. Partnerships: build relationships with universities, language schools, employers, and relocation groups; run a simple ambassadors/referrals loop. Analytics: set up dashboards for leads, sources, costs, conversion, and occupancy; turn data into weekly actions.
KPIs you will be measured on

Conversion: qualified-to-booking rate, target set per season and house type. Speed: time-to-first-response within business hours, and lead follow-up SLA adherence. Volume: viewings scheduled and attended per week, show-up rate, offers sent. Occupancy: % occupancy by portfolio and days-vacant between tenancies. Unit economics: CPL, CPB, and paid vs. organic mix within target bands. Quality: listing scorecards, creative output per week, and CRM data accuracy.
What Good Looks Like in 30/60/90 Days

30 days: audit all channels, fix listings, implement scripts, ship first paid campaigns with tracking, restore CRM hygiene, and hit baseline response SLAs. 60 days: consistent weekly bookings, clear win/loss insights, creative/testing rhythm in place, partnerships seeded, and a working dashboard the team trusts. 90 days: repeatable lead engines across 2-3 channels, improved conversion vs. baseline, reduced days-vacant, and a quarterly plan with targets and budget.
Requirements

Proven success selling housing, student lets, co-living, PBSA, or similar high-velocity B2C services. Practical marketing execution: ads, listings, landing pages, email/WhatsApp flows, and basic analytics-done by you, not just managed. Strong written and spoken English, confident on calls and in person; calm under pressure with students and professionals. CRM discipline, excellent organisation, and evidence-first working style. On-site in Oxford daily, with flexibility for peak periods and occasional weekends. Right to work in the UK and ability to start soon; full UK driving licence is preferred.
Compensation and Progression

Base salary between 30,000 - 35,000 per year plus commissions linked to bookings and revenue. Additional incentives tied to occupancy and unit economics may be introduced based on performance. Deliver consistently for two quarters and you will step up into broader ownership across channels and team leadership.

Tools You'll Use

CRM (Zoho or similar), ad platforms (Google, Meta), marketplaces, email/SMS/WhatsApp tools, basic design/video editors for listing and social content, and simple analytics dashboards.
