We are a small, private, housing occupational therapy company, designing and adapting homes for the less able. We combine property search with specialist equipment knowledge and manual handling support, to create the best design and layout of rooms and homes. We cover all areas of physical, sensory and emotional disability, and we approach problems with skill and sensitivity and come up with unique solutions in the most challenging and complex cases.

Job Overview



Your role will involve working closely alongside the Occupational Therapist team in assisting clients to rent suitable interim properties and purchasing forever-homes.

You will be based in the office in Saffron Walden, with the requirement to travel on occation to support clients during their Housing Needs Assessment. You will build relationships with the clients and the wider team to understand the property requirements and individual preferences.

You will also build relationships with estate agents and lead them through the intricacies and challenges of the litigation process and financial situation.

You will work closely with the client's legal team in preparing them for what will be required for the property to be secured successfully and in a smooth and timely manner.

Whilst utilising transferable skills from a standard role of estate agent, in this role you will represent the buyer/ tenant, understanding their circumstances to support them viewing properties and providing your recommendations for competitive offers. You will ultimately support the client and their team to understand the process of purchasing and renting accommodation which is suitable for the client's needs and work the process until completion of the transaction.

About the person



You will have experience and knowledge of both housing sales and lettings processes, and negotiation of deals. You will have the vision to see potential in properties and a basic understanding of the building/planning process would be advantageous.

Key Responsibilities and Duties



1. Accompany the lead OT on Housing Needs Assessments, identifying the key criteria for the client, and establishing which criteria are essential and which are desirable.

2. Creating and updating a client search spreadsheet, and logging all properties searched with as much detail as possible, searching daily on all live searches, regularly updating the client/team as applicable.

3. Establishing clear instructions from the legal team/case manager on the parameters for the search, including budget, and any limitations of funds and timescales for funds being requested.

4. Liaising with estate agents on arranging viewings, making offers and explaining the often-complex litigation process.

5. Liaise with estate agents and landlords to ensure the adaptation recommended by the housing OT can take place and reassuring then throughout the process.

6. Supporting the client and their litigation team when reviewing a contract to ensure the terms are suitable for the requirements.

7. Marketing our property search service to law firms and case management companies. Arranging visits to present what we do and how this can make the process of securing a property much more efficient and cost effective.

8. Provide short CPD sessions about renting and purchasing properties and the requirements by the estate agent.

Qualifications and Competencies



The following are the qualifications and requirements for an individual to be successful in this role:

A minimum of 5 years' experience working as an estate agent or similar role

Excellent customer service skills - phone, email and in person

Strong office competencies such as computer use and document management

Excellent verbal and written communication skills

Positive, can-do attitude - flexible and take initiative

Organised with a high attention to detail

Team player and evidence of collaborative working

Can demonstrate working well under pressure

Job Type: Full-time

Pay: 45,000.00-50,000.00 per year
