The ideal person would have at least 5 years' experience of working within a property management company and have a strong sense of customer service. To provide a high level of service to a family trust client. You will need to be proactive and work well under pressure. They should have excellent knowledge of the Microsoft packages and have a good knowledge of CRM systems.
KEY RESPONSIBLITIES
Managing a portfolio of approx. 143 AST residential properties & 89 leasehold residential properties
Liaising with landlords, tenants, tradesmen, service providers and professional advisors
Arranging and monitoring works and repairs
To arrange, oversee and sign off on major works / project to ensure completed to a high standard against the desired specification
Liaising with tenants to carry out property inspections and actioning works accordingly
Negotiating terms of tenancy renewals
Establishing when an insurance claim is necessary and managing the process
Dealing with LPE1 Management Pack for leasehold sale and license to alter requests
Mediating between landlords and tenants on any issues or disputes
Managing terminations - where tenants have given notice or when serving notice to tenant on behalf of the client
Handling tenancy deposit returns, including negotiation of dilapidation claims
To ensure your portfolio is fully compliant with Health & Safety protocols and licensing requirements.
Arrange diaries, meetings and assist with general duties to support the directors in running the department.
To assist with chasing arrears and ensuring arrears levels within the portfolio remain at a low level
To answer incoming telephone calls and to take detailed messages in accordance with the company's good practice procedures.
Ensure that administration is carried out in accordance with ARLA requirements
Approving expenditure and submitting weekly reports to the client
Complying with obligations of property licensing schemes in relevant boroughs
Knowledge of common legal terms and regulations relating to Lettings and Property Management including - Housing Act 1988, Assured Shorthold Tenancies, Section 21 Notices, Section 8 Notices, Procedures for Rental Arrears, Landlords Obligations to repair, Tenants Deposit Protection Legislation.
