Rosehill School is a maintained special school for 120 pupils aged 4-19, on the autism spectrum, which is set in a residential area on the outskirts of Nottingham City Centre. The very large majority of pupils attending the school have a diverse range of associated communication, interaction, social, imagination, sensory and learning differences. Many of our pupils have spent time in mainstream settings but move to Rosehill for a more specialised environment and curriculum.
The school serves a diverse community, drawing children and young people from a wide range of socio-economic and multicultural backgrounds. The school has an Early Year's provision and a Sixth Form. We have over 90 members of staff working at the school, working over 4 department buildings. We are now seeking to appoint a highly motivated and committed Site Manager on a full-time contract to join our amazing team.
As our Site Manager, you will be proud to lead the team responsible for ensuring our school is a safe, inviting and positive learning environment for our pupils, staff and visitors. You will also advise and proactively work with leaders and the Governing Body to ensure the school runs as efficiently and effectively as possible following good sustainable principles.
Job purpose:
To be responsible for the security, maintenance, cleanliness of a large, special school sized premises.
To plan, oversee and undertake planned maintenance programmes and to undertake repairs in an area of specialism to include, but not limited to plumbing, and/or joinery repairs.
Manage all aspects of the premises including upkeep, care, cleaning, maintenance, security, health and safety, and facilities management in line with statutory and regulatory requirements.
Undertake the management of refurbishments, other building advancements, and support developing, procuring, and implementing building projects.
Proactively manage risk, ensuring up-to-date risk assessments are in place and key information and training is disseminated to staff to ensure they are aware of their responsibilities in these areas.
To assume delegated responsibility for ensuring compliance to statutory regulations relating to asbestos, PAT and legionella testing.
The Site Manager will be on site during working hours unless their duties are required elsewhere. The Site Manager will need to have a flexible approach to their working hours to ensure that cover is provided throughout the day, or in conjunction with the hire of the school's facilities. The Site Manager will have key holder responsibilities, and the role includes, emergency call outs, out of hours as required.
The Site Manager will work closely with external contractors to affect a coordinated and timely service at the school. They will line manage a caretaker and contracted cleaning staff.
Working in conjunction with the Senior Leadership Team, the Site Manager will be responsible for carrying out the duties of the post with regard to the Local Authority and school's equal opportunities policies and pro-actively demonstrate the values and attitudes to make Rosehill School a truly special experience for our children, young people and families.
The ideal candidate will have:
Good working knowledge of facility and project management
Experience in building maintenance, contract management or other relevant experience
Technical specialism in a trade skill i.e., plumbing, carpentry/joinery
Excellent working knowledge of Health and Safety and building regulations
Good communication and organisation skills
Experience of using compliance systems, completing audits and the ability to maintain accurate maintenance records and site risk assessments
Building repairs and maintenance skills e.g., hanging doors, fitting door locks, undertaking minor plumbing repairs.
Skills in completing statutory/non-statutory compliancy checks
Must be able to meet the physical demands of the role
A team player attitude, and can work collaboratively as well as using own initiative
Calm and professional under pressure
Understanding of the importance of confidentiality and discretion
Flexible towards work and demonstrates sound judgement

Site manager (with technical specialism)
1. Job purpose:
As the school's Health & Safety Officer, take a lead role in ensuring high quality provision of premises management.
Manage all aspects of the premises including upkeep, care, cleaning, maintenance, security, health and safety, and facilities management in line with statutory and regulatory requirements.
Undertake repairs, and provide advice, in an area of specialism to include, but not limited to, plumbing, joinery and general building repairs.
On behalf of and with reference to the Head Teacher/ School Business Manager, undertake the management of refurbishments, other building advancements, and support developing, procuring, and implementing building projects.
Proactively manage risk, ensuring up-to-date risk assessments are in place, particularly with the high-level needs of SEND pupils in mind and key information and training is disseminated to staff to ensure they are aware of their responsibilities in these areas.
2. Principal duties:
Provide efficient and effective site support to ensure the security and general appearance of the buildings and surrounding areas are maintained in accordance with the required standards.
Observe safe working practices in carrying out the required duties and ensure that instructions specified by the health and safety team at the local authority, technical consultants, contractors, and manufacturers are adhered to.
Be prepared to work shift patterns and attend the school premise in cases of emergency, when required.
3. Premises management:
Develop and implement building projects and other site development projects.
Project-manage authorised projects, paying particular attention to regulatory requirements, quality, compliance with agreed specifications and safety. Including, obtaining quotes, liaising with suppliers, overseeing contractors and monitoring service level agreements.
To assume delegated responsibility for ensuring compliance to statutory regulations relating to asbestos, PAT and legionella testing, alongside the school's planned maintenance programme and to undertake risk assessments.
Ensure that the school buildings are cleaned to a high standard and act as the main point of contact for the outsourced cleaning contractor, ensuring specification criteria is achieved. To undertake cleaning duties (interior and exterior) as and when required.
To be responsible for the ongoing maintenance, contracts and operation of heating, lighting and boiler plant/equipment, lifts, electronic gates, fire, intruder, CCTV, access control systems, grounds maintenance, and any other premises related contracts ensuring all faults are reported and dealt with in a timely fashion.
Ensure that the school grounds are suitably maintained and safe to use, including during adverse weather conditions.
Oversee the work of site staff, leading on prioritisation tasks and day-to-day deployment of the post holders.
Liaise with and manage, as required, all contractors on site.
Proactively engage and manage professional contractor services, to ensure that services are procured in line with procurement regulations and the delivery of high-quality and cost-efficient services, in line with contract specifications.
Be responsible for the Building Management System (BMS).
Maintain auditable records for asset maintenance, including records of inspections, maintenance requests, repairs, and costs.
Line manage and supervise the site team including the appraisal process.
Open and lock up the site, as and when required, including key holder.
Undertake portering duties.
4. Health and safety:
As the designated 'competent person' for site specific health and safety, ensure that the relevant legislation and good practices are continually observed.
Ensure general and specific risk assessments including statutory and non-statutory testing and inspections are carried out and recorded in line with all health and safety requirements and that a culture of positive risk management is embedded across all areas.
Lead and manage all site and premises security. Assess security to ensure that appropriate responsive arrangements are developed and implemented to achieve comprehensive, safe, secure and appropriate access at all times.
Support the Head Teacher with updating and implementing Health & Safety and site policies.
Carry out the required checks to enable the identification and reporting of hazards and risks.
To deal with emergencies in the case of faults with gas, electric and water supply etc. and liaise with suppliers to ensure minimum disruption to the school.
Ensure that accidents are accurately reported in accordance with schools' guidelines and support any further investigation as required.
5. Budgeting and reporting:
Under the direction of the Head Teacher/ School Business Manager, manage a budget for repairs and maintenance and ensure best value for the school.
Under the direction of the Head Teacher/ School Business Manager, make recommendations regarding future site costs and ensure that purchasing procedures are followed.
Under the direction of the Head Teacher/ School Business Manager help prepare tendering documentation and monitor the tendering process for future projects.
To report on progress and provide advice to the Head Teacher/School Business Manager on all building works and repairs.
6. Other:
Support and maintain collaborative, productive working relationships with pupils, school staff, and professionals from outside agencies.
Take responsibility for developing your own continuing professional development.
Remain punctual at all times and be responsible for your own time management.
Adhere to policy in respect of Child Protection, Safeguarding and Mental Health awareness.
Attend and participate in relevant meetings as required, within normal contractual hours and sometimes beyond these hours as prior agreed with your Line Manager.
