Role Summary



We are seeking a proactive, experienced Tenancy Manager to take ownership of a growing residential portfolio. This role is central to delivering an outstanding resident experience while ensuring the smooth operation, compliance, and performance of LIVINGWAY buildings. You'll be the first point of contact for residents, coordinate maintenance and inspections, and oversee tenancy lifecycles from enquiry through to renewal.

Key Responsibilities



Respond to all incoming tenant enquiries via phone, email, and digital platforms. Schedule property viewings in line with LIVINGWAY brand standards. Provide detailed information about the community, apartment features, and amenities.
Tenancy Lifecycle Management

Process applications and complete reference checks. Coordinate all aspects of the move-in process, ensuring documentation, compliance, and resident onboarding are complete. Manage tenancy changes, including breaks, renewals, and terminations. Provide ongoing resident support and maintain strong communication throughout the tenancy.
Renewals & Rent Reviews

Proactively manage lease renewal cycles, including issuing Section 13 notices where applicable. Review and recommend rental increases based on market trends, building performance, and internal guidance. Support residents through the renewal process, aiming for high retention.
Compliance & Financial Administration

Ensure compliance with all legal, H&S, and regulatory standards relevant to BTR operations. Monitor rental payments and support arrears management in collaboration with the accounts team. Maintain accurate records using property management software. Prepare weekly reports on tenancy status, maintenance, arrears, and lettings performance.
Experience & Skills Required

Previous experience in residential property management, ideally within BTR or PRS. Strong understanding of UK tenancy regulations, especially Assured Shorthold Tenancies (ASTs). Excellent communication, organisational and customer service skills. Confident using property management systems and Microsoft Office. Proactive, solutions-oriented mindset with attention to detail. A valid UK driving licence is preferred.
