DESCRIPTION

The Transactions Manager will support the UK Real Estate team - part of Amazon\'s European Operations Real Estate organization. The UK Amazon Real Estate team is responsible for the timely completion of property transactions including acquisitions, renewals, expansions, terminations and reconfiguration of existing warehouse space within the UK and Ireland.

The role requires someone with an ability to manage a large number of work streams and an in-depth knowledge of UK planning and development with particular emphasis on I&L warehousing.

Main responsibilities :
- Responsible for the growth and development of the operational network through the sourcing of new properties throughout the UK.
- Management of negotiations with landlords, agents and lawyers.
- In-depth knowledge of planning law, development projects and site assembly.

- Reports and delivers results to the senior leadership team.
- Responsible for implementation of a full due diligence process.
- Single threaded owner of all commercial aspects to ensure the exchange and completion of property contracts to meet programme expectations

BASIC QUALIFICATIONS

- Degree held in a property related subject.
- Fluent in English
- Real Estate negotiation and transaction management experience in Logistics

PREFERRED QUALIFICATIONS

- Proven track record in large scale project driven workloads with experience of reporting to multiple internal and external stake holders.
- Verbal and written communication skills with a high level of attention to detail and an ability to manage people and operational functions.
- Real Estate negotiation and transaction management experience in Logistics
- Experience managing large capital projects with proven success in delivering on time, on budget and safely
- Knowledge of life-cycle of physical assets (property and buildings), including the acquisition and disposition of assets and lease administration
- Understanding of financial analysis techniques including discounted cash flow and capital budgeting
- Broad understanding of how to innovate in real estate services to optimize customer satisfaction and productivity
- Ability to proactively monitor and control various vendor relationships and external resources (including contract negotiation and vendor management skills)
- Understanding real estate trends, best practices and the vendor marketplace
- Communication, negotiation and conflict resolution skills
- Ability to work collaboratively and build strong relationships with customers/partners with the ability to invite input from these groups when determining what will work best for the business
- Ability to think strategically and holistically about business units\' unique real estate needs
- Ability to understand and value different customer needs and provide tailored services where necessary
- Leadership capability and credibility with the ability to be influence at all levels
- Acts decisively, holding others and self accountable for tasks, actions and development needs
