Job Description

Job Purpose:




To effectively manage our independent portfolio of 20 blocks, ensure the delivery of block management services that comply with legal, contractual, and best practice standards. This includes all tasks related to fire safety, such as cladding compliance and regulation. The block manager will also aid in the acquisition of new blocks and must be skilled in liaising with solicitors, possessing a general understanding of the purchase and acquisition process.





Key Responsibilities:




Property Management:
+ Overseeing the acquisition and takeover of new blocks, and managing snagging, handover of processes to ensure smooth integration into the portfolio
+ Manage the communal space and grounds of 20 Blocks
+ Ensure the communal and external parts of the blocks are maintained in good condition through regular inspections, including Fire safety.
+ Organise and oversee planned and reactive maintenance and repairs
+ Manage service schedule (cleaning, gardening, security, sewerage pumps etc.)


Budgeting & Financial Management:
+ Supporting the CEO in reviewing rental values for investment opportunities
+ Prepare annual budgets in conclusion with accounts
+ Monitor expenditure and ensure cost control within the budget
+ Approve invoices and liaise with the accounts team for financial reporting


Client Relations:
+ Act as the main point of contact for residents with communal and ground queries.
+ Respond to queries, complaints, and service requests in a timely manner.
+ Provide monthly updates to all residents


Compliance & Legal:
+ Ensure all blocks comply with health & safety, fire safety, and all legal requirements.
+ Maintain records in line with RICS/ARMA codes of practice.
+ Handle breaches of regulations


Reporting & Administration:
+ Maintain accurate property records, logs, and reporting systems.
+ Produce regular performance and financial reports for clients.







Key Skills & Experience:




Experience in residential block management or property management. Knowledge of landlord and tenant legislation. Strong budgeting and financial skills. Excellent communication and interpersonal skills. Ability to manage multiple properties and priorities. * Proficient with property management software (e.g. Alto, Xero, Excel, Google Docs).
