Role Overview
The Residential Block Manager is responsible for the effective day-to-day management of a portfolio of residential developments, ensuring they are well maintained, financially sound, and compliant with all relevant legislation. This role requires a proactive, customer-focused approach to provide an exceptional level of service to leaseholders, residents, and freeholders.
Key Responsibilities:
Property & Maintenance Management
Manage the maintenance and upkeep of residential blocks and communal areas to high standards.
Conduct regular site inspections, identifying and resolving maintenance and health & safety issues.
Coordinate and oversee contractors and suppliers for repairs, maintenance, and major works.
Ensure compliance with lease terms, company procedures, and service level agreements.
Financial Management
Prepare and monitor annual service charge budgets.
Review and approve supplier invoices, ensuring accurate cost allocation.
Track expenditure against budget and report variances.
Assist with the recovery of service charge arrears in collaboration with the accounts team.
Provide clear financial updates and reports to clients and residents as required.
Compliance & Health & Safety
Ensure full compliance with statutory regulations, including fire safety, asbestos, and risk assessments.
Maintain accurate records of inspections, certifications, and maintenance logs.
Manage insurance claims and renewals where applicable.
Work closely with contractors to ensure all works meet compliance and safety standards.
Client & Resident Relations
Act as the main point of contact for leaseholders, residents, and directors.
Handle queries, complaints, and correspondence promptly and professionally.
Attend Residents' Association meetings, AGMs, and client reviews as needed.
Foster positive, long-term relationships with residents and management company directors.
Administrative Duties
Maintain accurate property records and documentation.
Keep CRM and management systems up to date (e.g., Qube, Blockman, Trace, or similar).
Prepare management reports, agendas, and minutes for client meetings.
Ensure compliance with company policies and best practices at all times.

Proficient in Microsoft Office and property management software.
Qualifications & Experience
Minimum 2 years' experience managing residential blocks or estates.
IRPM qualification (Associate or Member) preferred, or willingness to work towards it.
Strong knowledge of leasehold legislation, health & safety, and best practice (RICS / ARMA).
Full UK driving licence and access to own vehicle (for site visits).
