Job Purpose:



To supervise and manage the delivery of building, refurbishment, and maintenance contracts in the

social housing sector

across London. Ensure high-quality workmanship, compliance with health and safety legislation, and timely completion of all works. Serve as a key liaison between the contractor, residents, housing associations, and internal teams.

Key Responsibilities:



1. Contract & Project Supervision



Manage multiple live sites across London delivering responsive repairs, voids, planned maintenance, and capital works. Ensure all works are delivered in accordance with contract specifications, resident satisfaction standards, and housing provider expectations. Conduct regular site audits and inspections for quality control and health & safety compliance. Track progress against programme milestones and escalate risks or delays as needed.

2. Resident & Client Engagement



Act as the main point of contact for residents and housing officers, ensuring effective communication before, during, and after works. Handle access issues, complaints, and special resident needs with professionalism and empathy. Provide updates and reports to client teams including surveyors, asset managers, and contract officers.

3. Workforce & Site Management



Supervise in-house operatives and subcontractors on site. Schedule workforces efficiently to meet deadlines and maintain productivity across all jobs. Enforce site rules, safeguarding protocols, and safe working practices in line with HSE and CDM 2015.

4. Compliance & Quality Assurance



Ensure all works meet regulatory, legal, and contractual standards -- including Fire Safety, Decent Homes, and Building Regs. Record and manage snagging, post-inspection follow-ups, and certification (e.g., Gas Safe, NICEIC). Maintain site records, method statements, risk assessments, and handover documentation.

5. Financial & Resource Management



Monitor contract budgets and control variations or scope changes in collaboration with commercial teams. Support procurement of materials, plant, and labour within approved frameworks or DLO resources. Provide input into valuations, final accounts, and KPI tracking.

Person Specification:



Essential:



Minimum 3 years' experience supervising building works in a

social housing

environment. Working knowledge of regulations related to occupied properties (e.g., safeguarding, access, decanting). Experience with reactive repairs, voids, and planned investment works. Full UK Driving Licence and willingness to work across boroughs daily. Strong written and verbal communication skills with the ability to liaise with tenants, clients, and operational teams. Competency in using job management systems, Excel, and reporting tools.

Desirable:



SMSTS / SSSTS Certification. NVQ Level 3 or 4 in Building or Construction Site Supervision. Asbestos Awareness, First Aid, Working at Heights certification. Experience working with G15 housing associations or local authorities. Understanding of HHSRS, Decent Homes, and Net Zero retrofit principles.

Salary: 40,000-55,000 depending on previous experience. To be negotiated.
