Role Description

Due to continued growth in Assets Under Management, we are seeking an experienced Commercial Property Manager / Management Surveyor to join our expanding team. Working across a diverse mixed-use portfolio--with particular emphasis on retail and commercial--you will play a key role in the effective management, onboarding, and operational performance of the assets.

This is an excellent opportunity for a commercially minded surveyor who understands the demands of modern property management, enjoys autonomy, and thrives in a growing, fast-paced environment. MRICS qualification is preferred, but strong PQE candidates will also be considered

Candidate Profile

MRICS qualified or working toward qualification (preferred). Minimum 3 years' experience in commercial property and/or asset management. Strong understanding of retail and leisure property operations. Demonstrable experience in creating and managing service charges, including reconciliations. Skilled in onboarding assets and establishing operational frameworks. Familiarity with ReLeased or similar property management systems (advantage). Excellent communication, stakeholder management, and organisational skills. Proactive, detail-driven, and comfortable managing a varied, nationwide workload. Some experience of team management, or a willingness to train in leadership
Key Responsibilities

Team Management

Manage and support a small team of Trainee Commercial Property Managers, ensuring accurate reporting to Investment Manager
Portfolio Management

Manage a nationwide mixed-use portfolio with a focus on retail and residential assets including BtR. Undertake regular property inspections, tenant meetings, and site reviews. Act as primary point of contact for tenants, landlords, and stakeholders. Service Charge & Financial Management Create, manage, and operate complex commercial service charge budgets. Prepare and oversee annual service charge reconciliations. Work closely with finance on accurate forecasting, expenditure monitoring, and budget tracking.
Asset Onboarding & Compliance

Lead the onboarding of new assets into the portfolio, ensuring smooth transition and full documentation. Ensure statutory compliance, health & safety obligations, and regulatory requirements are met across all properties. Oversee contractor and supplier performance, procurement, and service delivery standards.
Lease & Tenant Management

Review leases, monitor key dates, and ensure critical obligations are met. Manage rent reviews, lease events, and associated documentation in collaboration with internal teams. Support tenant retention and improve tenant experience within the portfolio. Systems & Reporting Utilise ReLeased property management software for portfolio data, tenancy management, reporting, and workflows. Prepare regular reports on property performance, arrears, service charges, and operational KPIs.
Travel Requirements

Regular travel to sites across the UK is required. A full UK driving licence and access to a car is essential.

Pay: 35,000.00-50,000.00 per year
