Role Overview

As a Construction Buyer at P4HB, you will play a key role in managing the procurement process across multiple residential development projects.
You'll be responsible for securing best-value pricing, managing supplier relationships, and ensuring all procurement activity aligns with project programmes, budgets, and client expectations.

This role suits a commercially minded and organised individual who enjoys working across multiple live projects in a fast-paced, delivery-focused environment.

Key Responsibilities

Tendering & Procurement

Prepare and issue BoQs and enquiries to suppliers and subcontractors. Collate, analyse, and benchmark supplier quotations. Negotiate pricing, terms, and rebates to secure best overall commercial value. Raise and manage purchase orders within Procore. Ensure procurement aligns with build programmes and lead times.

Supply Chain Management

Maintain and develop relationships with key merchants, manufacturers, and specialist suppliers. Manage and update the supplier league table for pricing and performance comparison. Track and reconcile supplier rebates and credits. Support supplier reviews and performance feedback loops.

Commercial & Administrative Support

Manage and update procurement schedules for all live projects. Work closely with Client Delivery Lead and Estimators to ensure procurement aligns with project budgets. Support preparation of cost reports, spend trackers, and forecast reviews. Maintain clear documentation and audit trails for all procurement activity.

Value Engineering & Continuous Improvement

Identify and propose cost-saving or specification improvement opportunities. Support delivery teams in resolving supply issues quickly and effectively. Contribute to the development of improved procurement templates, trackers, and reporting tools.

Skills & Experience

Proven experience as a Buyer or Assistant Buyer in construction (residential preferred). Strong commercial awareness and negotiation skills. Excellent organisational and time management skills. Proficient in Procore, Excel, and/or other procurement or project management software. Confident communicator - able to engage effectively with suppliers, clients, and internal teams. Detail-driven with a structured, process-based approach to work.
