, working closely with on-site agents.
You will work from home with 10% involvement on-site. At the start, you will be required to visit Oxford and / or Coventry as part of training (travel cost isn't covered).

About the Role
We are hiring a Lettings Negotiator with a minimum of 2 years of direct lettings experience, not general sales. You will manage inbound rental leads and convert them into completed bookings for our fully managed HMO portfolio with a strong focus on Oxford and Coventry.
This role is phone-led and negotiation-heavy. Your job is to guide, qualify, and close applicants using WhatsApp, phone, and email not in-person charm. You must be sharp, exceptional at handling objections, building trust remotely and securing bookings fast. You'll work in tandem with local viewing agents but you fully own the tenant relationship from first enquiry to signed agreement. The on-site agents will just do house viewings for you.
If you're a closer and you know how to run lettings without scripts and you can bring revenue remotely, you are a close match.
Key Responsibilities
Handle inbound leads across WhatsApp, phone, email, and listing platforms
Qualify tenants quickly and move deals forward with urgency with or without viewings
Convert leads to bookings, collect holding deposits and close the loop
Coordinate with local viewing agents (independently) and ensure high conversion post-viewing
Draft paperwork and complete Right to Rent compliance
Maintain CRM updates and manage all applicant records (very important). If you haven't maintained pipeline in CRM before, please don't apply.
Provide weekly performance reports and share blockers/opportunities
Own your pipeline in real time. Your system must be up to date EOD daily
Requirements
Minimum 2 years' experience in UK lettings (not generic sales)
Strong closing ability over phone and written channels
Clear, professional communicator especially over WhatsApp
Excellent at working solo and hitting targets without daily supervision
Comfortable managing remote inventory and working across time zones
Solid understanding of tenant expectations and legal lettings process
Compensation & Benefits
Base salary between 28,000 - 30,000 per year (based on experience)
Uncapped commission (Upto 25 to 50 per completed booking, no cap)

Please Read:
We're not looking for lettings agents who need handholding or constant supervision. We've seen too many people in this industry who can't perform without a manager over their shoulder or need 3 weeks of support before they get going.
This role is for experienced professionals who can plug in fast. You'll get 2 days of system training and a full understanding of how we work but by Day 3, we expect you to be moving leads forward and closing deals.
If you're independent and confident on the phone and know how to let properties without being micromanaged, you'll thrive here. If not, this won't be the right fit.
