Lettings Negotiator HMO Properties (Hybrid, Based in Oxfordshire)

Role Overview:
We are hiring a lettings negotiator to manage and convert inbound rental enquiries into completed bookings. The role involves handling fully managed HMO properties for students and professionals. You will operate independently across the full sales process from first contact to tenancy agreement and must be able to deliver results without close supervision. Consider this a self managed role.
Roughly 60% of your time will be remote. You must be available for viewings and access-related tasks locally on immediately.
This role requires someone who works with urgency, communicates clearly, and treats every enquiry like a potential close. If you know how to move a deal from conversation to contract efficiently, this is for you.
Responsibilities:
Manage and convert rental enquiries across WhatsApp, email, phone, and platform messages
Respond to leads quickly and maintain clean follow-ups
Qualify, guide, and convert applicants through the rental process
Coordinate and attend in-person viewings locally
Update and maintain CRM with full booking details and communications
Prepare tenancy agreements, check Right to Rent and related compliance
Collect holding deposits and first payments as per booking flow
Maintain an active, moving pipeline with daily attention
Report weekly with performance metrics, blockers, and key updates
Requirements:
Minimum 2 years' experience in B2C sales or lettings
Background in property, relocation, or education sectors is an advantage
Demonstrated ability to close deals independently without script or daily oversight
Strong written and verbal communication, particularly over WhatsApp and phone
Familiarity with UK renter expectations and processes
Based in or near Oxford, with flexibility to attend properties as needed
Focused on outcomes and performance over routine
Compensation & Benefits:
Fixed base salary
Commission of upto 50 per completed booking (uncapped)
