The Role - Maintenance Lead (South East)
We are seeking a
Maintenance Lead
to oversee our South East operations.
Reporting directly to the Property Services Contracts Manager, the Maintenance Lead will have responsibility for assisting in coordinating and delivering all property services, maintenance, and small works across the South East region.
This is a hands-on role suited to a highly experienced Multi-Trader, ideally with fire stopping experience, who is comfortable managing multiple live jobs while maintaining high standards of workmanship, safety, and programme delivery.
The Maintenance Lead will travel between ongoing jobs, ensuring operatives are working to schedule, delivering quality work, and meeting agreed timelines. You will work closely with the Contracts Manager to resolve issues, manage workloads, and ensure the correct resources and materials are available when required.
You will also act as a key on-site point of contact for clients, providing professional support, answering questions, and liaising effectively between clients, operatives, and management.
Our day-to-day clients include Block Management Companies, Commercial Entities, and Property Letting Agents.

The Candidate
You are a confident, experienced tradesperson with a strong background in property maintenance and small works, capable of taking ownership of day-to-day site activity and decision-making.
You are comfortable leading by example, maintaining momentum across multiple jobs, and supporting operatives to deliver consistently high standards.
You will have broad multi-trade experience, ideally including fire stopping, and be confident working independently while reporting progress directly to the Contracts Manager.
This role is expected to grow with the business and would suit someone with ambition, a positive attitude, and a desire to progress into greater responsibility.
Tasks and ResponsibilitiesSite Leadership & Job Management
Travel between multiple live jobs across the South East
Ensure works are delivered on schedule, to a high standard, and within agreed timelines
Monitor operative performance, quality, and productivity
Identify and resolve site issues in collaboration with the Contracts Manager
Maintenance & Small Works
Carry out routine and emergency repairs in residential and commercial properties
Undertake minor plumbing, electrical, carpentry, plastering, painting, and decorating tasks
Complete flooring repairs and installations (tiling, carpet laying)
Repair doors, windows, locks, and general fabric maintenance
Facilities & Preventative Maintenance
Support communal area upkeep and basic grounds maintenance
Conduct preventative maintenance checks and report defects
Install and maintain fixtures and fittings
Fire Stopping (Key Focus Area)
Install fire-rated partitions, doors, and sealing systems
Carry out passive fire protection works (penetration sealing, pipework, cabling)
Apply fire-resistant coatings and materials
Conduct fire door inspections, repairs, and upgrades
Perform fire compartmentation inspections and remedial works
Ensure all works comply with fire safety regulations and are fully documented
Client Liaison & Reporting
Provide on-site support to clients and tenants
Answer questions and maintain strong professional relationships
Record completed works and identify future maintenance needs
Essential Skills
Strong understanding of building maintenance principles
Proven experience across multiple trades
Fire stopping knowledge and experience (intumescent materials, barriers, sealing systems)
Knowledge of building and fire safety regulations
Strong problem-solving and decision-making skills
Excellent communication and teamwork
High attention to detail, especially for compliance-related works
Strong health and safety awareness and safe working practices
Preferred Experience & Qualifications
Previous experience in a multi-trade or maintenance lead role
Fire stopping certification or extensive passive fire protection experience
CSCS card (desirable)
NVQ or equivalent trade qualification
Full UK driving licence

Full clean driving licence
Eligible to work in the UK
Proven experience as a Multi-Trader
Good physical condition and willingness to work overtime
Must live within a 60-minute commute of central Brighton.
