Job Summary/Goals

To supervise all aspects of mechanical works for planned preventative maintenance, projects work, reactive works, and water treatment in accordance with the contract requirements on Mechanical Services.



Working hours vary according to specific post, and may be any of the following:



Day - 0800-1700 Monday to Friday

Day Shift - 0700-1900 7-day shift pattern

Shift - 12hr shifts supplying 24-hr cover on a rotating continental shift pattern.



Essential Duties and Responsibilities



Be responsible for the day to day running of all mechanical services to ensure the contractual agreement is met.

Adherence to set engineering standards in accordance with Health and Safety at Work Act (HASAWA) requirements.

To ensure onsite Quality Assurance procedures are adhered to in all respects and to maintain accurate records / documentation associated the mechanical aspects of the PPM and plant.

Be responsible for the water treatment plant and ensure all files / records are kept up to date.

Over see the maintenance requirements for the chilled water system

To co-ordinate visiting specialist subcontractors associated with Mechanical aspects of the PPM schedules.

To respond to call outs and cover breakdowns and emergencies associated with the mechanical services aspects of the contract as required.

To provide support to the onsite shift engineers for all mechanical services.

Undertake tasks associated with staff during peak workloads and provide holiday and sickness cover for the BSS.

Staff supervision including all full-time, part-time, sub-contractors and specialist providers.

Be proactive with regard to preventative maintenance and extra works.

Be available to attend or manage emergency call-outs and provide written incident reports as required.

Monitor and react to Assurity audit tasks and close out in a timely manner.

Monitor and react to Allianz insurance inspections on the Allianz Portal.



Additional duties:



To attend monthly site meetings as required.

To provide reports in relation to work and equipment as required.

To undertake miscellaneous duties as requested by the Client.

To proactively work towards the growth of the contract into other service provisions be they Mechanical and Electrical, Like for Like replacements, Project works, FM Soft Services etc.

Experience



Essential:



Experience with similar maintenance duties including fault diagnosis, rectification.

Experience in the Mechanical aspects of general building PPM schedules.

Experienced in Mechanical installation work.



Desirable:



Experience in computer PPM management systems.

Experience with the replacement of bearings and seals.

Advanced Mechanical experience / knowledge.

Supervisory experience for future development.



Qualifications



Essential:



City & Guilds certification in Mechanical services or equivalent in NVQ level 3

Mechanical Apprenticeship - gained within the building maintenance industry.



Desirable:



City & Guilds Electrical Installation or NVQ equivalent

Health and Safety Training

GCSE (or 'O' Level equivalent) passes in Maths and English
