Job Title: Portfolio Manager - Property Operations

Location: Oxford / Hybrid (3 days from office)
Type: Full-time, Independent Operator
Compensation: 30,000 - 36,000 per annum + performance-based profit share (up to 15%)
Reporting to: Founder (weekly review)
Start: Immediate

About us:

We manage a well-established group of co-living and student houses across Oxford and Coventry. We're now looking for a capable operator to take full charge of day-to-day management.

This is a role for someone who likes to lead and run things independently. You'll manage the portfolio as if it were your own from making decisions to solving problems and driving results without supervision.

Profit sharing is part of the role, so as you help the business grow your income grows too. You'll also have the chance to expand into new cities over time with full support. Every 30 days, you'll receive an operating budget to manage repairs, maintenance and any running costs needed to keep things moving smoothly.

Your Main Responsibilities



Oversee around 25 co-living properties and / or 150 rooms end-to-end from tenants, rent, viewings, bookings, paperwork, renewals and inspections. Handle day-to-day communication with tenants and contractors and other stakeholders Coordinate maintenance, cleaning teams and other vendors. Make sure rent is collected on time and records are accurate (with help from a remote admin). Keep every house compliant including safety checks, HMO rules, deposit protection and licenses. Maintain high occupancy (above 95%) by managing listings updating room, doing viewings and accepting bookings effectively. Work within your approved monthly budget and send a simple weekly report.

You'll have a remote admin and / or finance assistant, plus established suppliers and contractors. A new 30-day operating budget to manage your work efficiently.

Who You Are



5+ years of experience in property management, lettings or operations. Hands-on and confident dealing with tenants, maintenance and compliance. Comfortable using digital tools like Landlord Vision, Zoho, QuickBooks, and Google Workspace. Well-organised, local, reliable and able to work without guidance. Hold a valid driving licence and have access to a car.

How We Work



You'll have one weekly meeting with the Founder for updates and key decisions. Outside that you run the show managing operations, budget and performance with full responsibility. This is a role for someone who wants control not supervision.
